From the rise of the industrial revolution in the last century,people took the expense of the destruction of natural environment and resources on the rapid development of the economy.However,with the deterioration of the environment and the drastic reduction of energy,people gradually realize that a high quality of living is based on natural harmony.As one of the major industries affecting energy consumption and environmental pollution,the construction industry has become the focus of attention.In recent years,researchers have been working on buildings that can save energy and reduce pollution without reducing the comfort of people.As a new type of building with good performance,passive building has attracted more and more attention from countries and enterprises.However,the high upfront cost and construction cost have become the biggest obstacle to the development of passive buildings,resulting in passive Buildings are developing slowly in China.Based on this,through the literature research and actual engineering research,this paper establishes a passive building incremental cost-benefit analysis model from the perspective of the whole life cycle,to provide a theoretical method for verifying that passive buildings have better benefits throughout the life cycle.First of all,the development status at home and abroad and the theoretical aspects of this issue are reviewed.Secondly,the whole life cycle is separated into four stages: decision-making,design,construction,and operation and maintenance.The incremental cost is determined and the measurement method is determined.The composition of incremental benefits is analyzed from economic,environmental and social benefits with the specific measurement method.Then,an incremental costbenefit analysis model is established by using the economic methods and theories.Finally,in the specific engineering cases,it shows that the incremental benefits of the passive building project are much higher than the generated Incremental cost,the passive building has better economics than the general energy-saving building in the whole life cycle,which proves the feasibility of the passive building incremental cost-benefit analysis model,by using the combination of qualitative and quantitative methods to measure the incremental cost and incremental benefit of the project and integrating the analysis results into the analytical model.Through the identification and measurement of the incremental cost and benefit of the passive building life cycle,a passive building incremental cost-benefit analysis model is established to make the economic evaluation of passive buildings a new perspective.It is expected that applying this method to a large number of the actual case proves that the passive building has definitely good economics,promoting the development and promotion of passive buildings all over the country,and contributing to the reduction of energy consumption and the sustainable development of society.
