With the development of society,various disadvantages of traditional building gradually emerge,such as excessive energy-resources consumption and environmental pollution.Therefore,it is urgent to pursue the sustainable development of the building.Since the concept of green building was formally proposed in China in 2005,green building has gradually entered the perspective of researchers.In recent years,most of the researches on green building in China are about concepts and techniques,and there is a lack of economic research,which has led to the obstruction of the promotion of green building.Therefore,the purpose of this dissertation is to study the incremental cost-benefit of green building during the entire life cycle,and prove that green buildings is economically feasible with an example.First of all,the green building techniques are analyzed on the basis of relevant theories,and the treatment methods of incremental cost generated by each technique in economic analysis are pointed out.And then,the composition of the incremental cost and benefit of green building in the entire life cycle is clarified,and the estimation method is established.Then,the system dynamics method is used to establish the incremental cost-benefit estimation model of the entire life cycle of green building,and combined with the research in the existing literatures,the green building economic evaluation model consists of two indicators,which are incremental cost-benefit SE and incremental cost-benefit ratio CE.Finally,combined with a green building project in Zhengzhou City,the performability and rationality of the estimation model built are verified,and the simulation results are analyzed,and the economic feasibility of the project is evaluated based on the estimation model.The main results of the dissertation are as follows:1.Based on the content of "Green Building Evaluation Standard"(GB/T 50378-2019),the technique system of green building is summarized.And the green building techniques that can generate incremental cost are obtained through the comparison with the benchmark building.2.A more comprehensive method of estimating the incremental cost and incremental benefit of the green building in the entire life cycle is established.3.The incremental cost-benefit estimation model of the entire life cycle of green building is established,which is composed of the causality diagram,system flow diagram and system dynamics equations,all established by VENSIM software,and by which the feedback effect of the technique investment of green building on the incremental cost-benefit can be reflected and the change trend of incremental cost-benefit of green building projects can be predicted,and the simulated incremental cost,incremental benefit,and incremental cost-benefit of the projects can be obtained.4.The economic feasibility of green building is obtained based on the analysis of simulation values of green building example,and from the perspective of the incremental cost and incremental benefit,the conclusions are as follows: In the incremental cost of the entire life cycle,the energy-saving technique has the highest investment,accounting for more than 40%,followed by the increased investment during operation,accounting for nearly 30%;Among the incremental benefit of the entire life cycle,social effectiveness is significant,accounting for more than 60% and followed by economic effectiveness which accounts for about 30%.Among the incremental economic benefit of the entire life cycle,the benefit of energy-saving is close to 60%.And the total economic benefit of energy-saving and water-saving accounts for more than 90%.According to the above conclusions and the input-output characteristics of different energy-saving and water-saving techniques summarized in this dissertation,certain references to cost optimization and technique selection can be provided to green building projects in the future.
