The development of long rental apartment is a important policy to accelerate the new-type urbanization and realize the living of all people.Long rental apartments are supported by the government and favored by the market.However,they are faced with a chronic shortage of housing supply.In order to promote the development of long rental apartment market and the renovation of urban existing building,and help to improve the risk management level of long rental apartment project based on existing building renovation,the research on the risk evaluation of long rental apartment project based on existing building renovation has been conducted.(1)The risk evaluation basis for long rental apartment project based on existing building renovation has been analyzed.The connotation and type of long rental apartment project based on existing building renovation were definited.And the risk influencing factors of the renovation project were analyzed.Then the features and risk characteristics of the renovation project were proposed.(2)The risk identification and management of the long rental apartment project based on existing building renovation have been studied.The risk management plan,risk identification basis,risk identification process and risk identification output of the renovation project were included.(3)The evaluation indexs system of the risk evaluation of long rental apartment project based on existing building renovation has been constructed.By means of structural decomposition and flow chart,the project risk list was put forward.The most representative 29 risk factors were selected through numerical analysis.The risk evaluation index system of the renovation project was set up according to the project progress of decision-making,design,construction and operation.(4)A risk evaluation model for long rental apartment project based on existing building renovation was proposed.The overall project risk level was evaluated by fuzzy synthetic evaluation,and the risk level of every index was evaluated by weighted calculation.(5)Wuhan Tiancheng Apartment has been selected for empirical research.This renovation project was investigated and evaluated.The overall risk of this project was optimistic.However,several indexes in high risk level were judged as important risk factors,and needed to be paid close attention to.Finally,reasonable risk response measures and suggestions for this project were proposed.
