Research On Commercial Building Reconstruction Based On Function Replacement

As China's urban development gradually transitions from incremental planning to stock update,urban renewal projects have become a hot topic in recent years.The transformation and reuse of old buildings has become an important part of the urban renewal process and has received increasing attention from society.From old homes to industrial plants,successful transformations abound.Nowadays,the large-scale construction of commercial buildings has led to problems such as excessive supply of commercial real estate and serious homogenization.Coupled with the rapid development of the Internet economy and e-commerce,traditional commercial buildings such as department stores in the last century have lost their appeal to consumers,lack of profitability,and largescale vacancy,which needs to be rebuilt and reused.Based on this background,this paper studies the functional transformation of commercial buildings.Firstly,according to the theoretical research on the transformation of old building functions,this paper analyzes the concept of functional transformation of commercial buildings,and proposes that the transformation of the use of space requires the transformation of the internal and external space of the original commercial building.Researching and screening the case around this transformation point,summed up several common transformation objects,summed up its main characteristics,and analyzed the lighting and ventilation,traffic organization,facade image,etc.based on the volume and space characteristics of commercial buildings.The main points of the transformation.In order to make the research results more valuable,this paper adopts the interdisciplinary analysis method,based on the perspective of economic evaluation,studies the investment cost,property value and return on investment behind the commercial building renovation project,and on this basis,proposes a transformation.The principles to be followed and the mode of transformation to be adopted.Then combined with the excellent cases selected,the paper proposes specific transformation methods from six aspects: spatial shape reconstruction,traffic system reorganization,elevation form renewal,structural treatment,ecological performance improvement and outdoor site optimization.Finally,the test of the transformation strategy and method is completed in combination with the key cases,and the research results are practically applied through a trial design.Studying the functional transformation direction of commercial buildings and combing clear transformation strategies and methods not only lays a theoretical foundation for the transformation and reuse of idle commercial buildings,but also finds new breakthroughs for urban renewal practice,which has strong practical significance.
