With the acceleration and improvement of the urbanization process,more and more people and resources are brought together in major cities.As one of the most important factors for bearing urban development,land bears more and more opportunities and challenges.Rational use and allocation of land resources to maximize the use of limited land efficiency is one of the major issues facing urban planning scholars.Urban density is an important indicator to measure the intensity of urban development.It is necessary to establish a reasonable and effective system for forecasting and management.Density zoning is the intermediate level of the specific construction indicators for the overall planning intensity control and control detailed planning of the city.The construction of the strength index interval is provided by the grading and sharding to provide the necessary basis for the formulation of the control indicators.How to improve the density zoning system,rationally apply the theoretical system in practice and achieve effective results is the key to realizing urban density control.In this paper,we use the grid method,location business method,correlation analysis,land mixed entropy method to explore the urban density distribution in 1999 and 2014 in Shenzhen’s original special zone and the urban density evolution trend from 1999 to 2014.Based on the evolution of the density partition benchmark.The three elements of transportation,service and environment in the model are analyzed,and the density-related factors such as land mixing degree are further explored.Then,compare the density change with the development and evolution of relevant policies,find out the unity and difference between the existing planning and the objective density distribution,and explore the internal relationship between the policy changes and the density distribution changes,especially for the Shenzhen density control policy.Suggestions and basis for the improvement of density zoning.The research shows that:(1)In terms of service location,the construction of commercial districts has a significant correlation with the growth of floor area ratio of residential,commercial and publicly-owned areas;commercial areas can promote the formation of high-density gathering centers and regulate the redistribution of land use.(2)In terms of traffic location,there is a significant correlation between the increment of secondary trunk roads and branch roads and the increase of building density;the increase rate of commercial and office space ratio of subway stations is far greater than that of other functional land.(3)In terms of environmental location,the increase in public green space is significantly correlated with the increase in the floor area ratio of surrounding residential land.(4)In terms of other relevant factors,the increase in land mix should be accompanied by an increase in the intensity of development of public service facilities.(5)The evolution of the density policy from 1999 to 2014 has experienced several stages of development cost orientation-resource shortage guidance-environmental benefit orientation-pattern rational orientation,which promoted and verified the distribution of objective urban density space to a certain extent.Finally,based on the results of the inquiry,suggestions are made for the value solidification and target paradigm orientation existing in the existing density management.
