A Study On The Eastern Expansion Planning Of Central Business District In Beijing

With the holding of various international competitions such as the Beijing Olympic Games and the exposure of the media to the public for many times,the planing and development of Beijing CBD has become the focus of attention of Beijing citizens and professionals(planners and builders).The expansion of CBD has a close relationship with the interests of the surrounding real estate developers and the quality of people's lives.This paper takes Beijing CBD as a sample and research from two aspects of society and environment.In addition,it will be described the three different types of model and insert their concepts into the research design to analyses the recent CBD real estate market and people's opinions about the CBD.Moreover,it will also be used the method of combination of primary data and secondary data to conduct in-depth analysis and research on the case of CBD eastern expansion:(1)The primary data will be collected through telephone interview and questionnaires,it shows that Beijing's CBD Eastern Expansion Plan has brought obvious changes to the real estate market;(2)Through literature review,data analysis and summary provided by several real estate companies and relevant departments in Beijing,the results show that the eastward expansion has brought about economic,social and environmental impacts.The CBD expansion plan attracts the presence of finance,business service,entertainment and other industries,and the tax development rate leads the whole country.In addition,expansion has also brought about social problems such as demolition and the gap between rich and poor.The rising cost of demolition has brought about a sharp rise in housing prices,which indirectly affects thequality of life of citizens.Through this study,the following problems will be solved:1)Attitudes and views of Beijing residents on CBD eastern expansion.2)The main problem in national CBD and Beijing CBD.3)The impact of the eastern expansion of CBD on the Real Estate Market and Residents' life.4)How does the CBD eastern expansion solve the potential problems which existing in current CBD?5)The challenges faced by the development of new Beijing CBD.
