In the environment of increasingly fierce competition in the real estate market,effective performance evaluation can better help real estate companies evaluate contractor performance correctly and scientifically,and select high-quality contractors.Performance evaluation plays a decisive role in the management of real estate enterprises.Especially as an important contractor for real estate projects,the general construction contractor,it is particularly important to evaluate its performance scientifically and effectively.However,there are many problems in the current performance evaluation,especially in the evaluation index selection is not scientific and not representative.The evaluation index weight depends on the subjective judgment of the main leaders,and lacks objectivity and scientificity.At the same time,the performance evaluation index system structure is unreasonable and the evaluation process and evaluation results are subject to the subjective influence of the appraisers.It is difficult to ensure the scientificity and rationality of the performance evaluation results.In view of the above,this article summarizes the relevant theories of performance evaluation.Based on the perspective of real estate companies,through reading a lot of relevant literature,the preliminary performance evaluation indicators are selected.Then,prepare a Likert 5 scale and pass two rounds of Delphi questionnaire surveys,and finally determine 23 evaluation indicators in combination with expert opinions.At the same time,the reliability analysis and validity analysis of the questionnaire were carried out using SPSS25 data processing software and passed the verification.On this basis,the principal component analysis was used to condense the information of 23 indicators,forming 6 general indicators,namely,the first-level indicators,and naming the six first-level indicators.Finally,the performance evaluation index system of this paper is constructed,including 6first-level indicators and 23 second-level indicators.By comparing and analyzing the commonly used index weight allocation methods and performance evaluation methods,it is found that the rough set theoryhas strong objectivity,can quantitatively evaluate uncertain information,and has strong interpretability in index weight allocation.However,the rough set configuration weights have the disadvantage of not being clearly distinguished,and often the evaluation index weights are equal,and the importance of each evaluation index cannot be distinguished well.Therefore,in order to solve this problem,this paper introduces the entropy weight method.The entropy weight method is based on the difference of the information entropy of each index to weight.It is an objective weighting method that comprehensively considers the weight of the information provided by each index,and has the obvious advantage of distinguishing index weights.However,the entropy weight method does not consider the entire decision table,but calculates the weights of the child indicators in isolation,ignoring the relationship between the child indicators and the parent indicators.In view of the characteristics of the two methods of rough set and entropy weight method,the two methods are combined based on the idea of complementary advantages to ensure the interpretability and discrimination of the weight allocation of evaluation indicators.In addition,performance evaluation is a complex multi-objective comprehensive evaluation process,and the entire evaluation process presents vague characteristics.Fuzzy comprehensive evaluation has a good application in incomplete information evaluation,and can transform qualitative evaluation problems into quantitative evaluation problems,comprehensively consider the relationship and influence between various factors,and solve fuzzy and various non-deterministic problems well,so as to achieve For the objective comprehensive evaluation of things,in view of this,the performance evaluation method of this paper adopts the fuzzy comprehensive evaluation method.Finally,this article applies and verifies the performance evaluation system through case analysis,and proposes further suggestions for performance evaluation.This paper uses scientific methods to select and determine performance evaluation indicators,uses objective and reasonable methods to configure the weights of performance evaluation indicators,selects an effective performance evaluation method-fuzzy comprehensive evaluation method,and finally establishes a set of scientific and reasonable real estate project construction totals.Thecontractor's performance evaluation system was used effectively in actual cases.This article can provide an effective reference and basis for real estate companies and related companies in terms of performance evaluation.
