Risk Assessment Of Project Schedule Of Henan TH Real Estate A Project

In recent decades,in order to meet the people's increasing demand for living space and living environment,the real estate industry has gradually become the pillar industry of our national economy.With the rapid development of the real estate market,many problems related to real estate are gradually highlighted.Such as floor cracking,wall seepage,green shrinkage,unlicensed sales,overdue delivery and other issues emerge in endlessly,among which,overdue delivery of housing is one of the most headache for the owners.Overdue delivery is closely related to the delay of the project schedule.How to find out the adverse factors that affect the project schedule and take measures to deal with them,so as to make the project schedule risk controllable,is the problem to be solved in this paper.Taking project A of Henan th Real Estate Co.,Ltd.as an example,this paper uses the project schedule risk assessment model to calculate the assessment results.First of all,through the WBS(work breakdown structure),the whole process of the project construction tasks are broken down,a total of 30 tasks are obtained,and the initial project schedule risk list is obtained.Then,through the questionnaire method,the risk items of construction work are identified,and the evaluation results are summarized,and finally the project schedule risk list is obtained.Then,through the establishment of risk evaluation index system,the triple risk index system is determined.Then using the project schedule risk assessment model,we get the index weight of the project schedule risk items.Finally,the whiteness weight matrix is determined by the risk assessment model,and the project schedule risk degree is calculated according to the fuzzy matrix and index weight.After in-depth analysis of the results of project schedule risk assessment,targeted preventive measures are proposed.Project A of Henan th Real Estate Co.,Ltd.is a typical real estate development project.The analysis,evaluation and research process of the project schedule risk and the response measures of the project schedule risk are representative,which can provide excellent experience for the project schedule management of domestic real estate development enterprises.
