With the continuous expansion of the construction scale of urban parks in China,how to evaluate the value of urban parks,so that the public and the government can intuitively recognize the potential huge value of urban parks,so as to reasonably improve the construction of parks,has become an urgent task in urban park planning and construction and management issues that need resolving.Taking Nanhu Park in Nanning as an example,based on the analysis of the value composition of urban parks,based on the conditional value method(CVM)and the hedonic price method(HMP),the research and analysis of the public’s willingness to pay for Nanhu Park and the factors affecting the payment amount,and Influencing factors of real estate prices around Nanhu Park,and quantitatively monetizing the value of Nanhu Park that is difficult to quantify.The main research conclusions are as follows:(1)60.61% of people have the willingness to pay for Nanhu Park,of which the per capita payment amount is 45.96 yuan.The willingness of young and middle-aged people to pay is higher than that of the elderly.It can be predicted that the payment economic model of urban parks has great potential in the future.(2)People’s willingness to pay for the park is related to satisfaction and occupation.The higher the satisfaction level(P<0.05),the higher the willingness to pay;the student population(P<0.05)is more willing to pay for Nanhu Park than the unemployed.(3)The amount of people paying for the park is related to occupation and monthly income.Compared with those without practitioners,other professional groups(P<0.05)are willing to pay more;the higher the monthly income(P<0.05),the more people are willing to pay.(4)For every 1 year increase in building age(P<0.05),the distance from the subway station entrance(P<0.01),the distance from the Yong River(P<0.01),the distance from the general hospital(P<0.01),and the distance from key primary schools(P<0.01)For every 1m increase,the unit price of houses around Nanhu Park decreases by 0.399%,0.022%,0.009%,0.007%,and0.026% respectively;for each additional floor of the total building(P<0.01),the distance from the train station(P<0.01),for every 1m increase in distance from colleges and universities(P<0.01),with a view of Nanhu Lake(P<0.01),the unit price of houses increased by 0.397%,0.009%,0.006%,and 16.314%,respectively.The value-added effect mainly comes from the landscape vision.(5)Based on the CVM study,the "pleasant value" of South Lake Park in2019 is about 476.6 million yuan.Based on the HPM study,the "commodity value" of South Lake Park in 2019 is about 1.181 billion yuan.So the total value of South Lake Park in 2019 is about 1.6576 billion yuan,which is far greaterthan the actual total expenditure of Nanhu Park in 2018,showing that the potential value of Nanhu Park is huge.
