According to statistics,in 2019,China’s urbanization rate is as high as 60.6%,the number of urban resident population has reached 848 million,but China’s urbanization rate from Europe and the United States and other developed countries,there is still a big gap to promote city suburbs,the countryside to urbanization development is still a developing inexorable trend in our country,the city to provide better medical and health conditions,make more and more people move to cities,and land resources face tense situation,the development and construction of new buildings,there was no squeeze space,on the other hand,There are many old buildings in the city,and the development rate of villages in the city is low.How to use the old buildings in the old city to upgrade to meet the needs of the growing urban population has become an effective way to solve the problem of land factor restricting the development of urbanization rate.On October18,2017,in the report,the party’s 19 xi general secretary put forward the strategy of rejuvenating rural,in addition to the urban development,the party one of the most important work is transferred to the rural development,industry to develop,also to the revitalization of culture,vigorously develop rural tourism,construction of the characteristic of small town has become the most popular trend,followed by an empty house home stay facility,has become a common project.To sum up,transformation use of old buildings,has become an important subject of current China’s development,upgrading of old buildings,clear property rights,public safety and economic benefit of comprehensive consideration,than the characteristics of the new building is more obvious,the difficulty is more big,how the intricacies of the case,ensure the project progress of old building renovation,the renovation project of the social and economic benefit unifies,to gain maximization,is the current project management is one of the important and hot topic.This paper USES the learning relevant literature,understanding of the transformation of the old building the latest trends of the research at home and abroad,combing summarized the factors affecting the project schedule in the process of old building reconstruction,adopt comprehensive analysis,instance analysis and study of old buildings renovation engineering characteristics,significance and value,renovation and update the commonly used method,analysis from the survey and design to the completion of various factors affecting construction schedule during the whole process,focuses on the construction phase factors affecting the construction period and reasonable arrangement of measures,through the example analysis Y old town hall renovation project construction process,it is concluded that the old building reconstruction in the process of the universal law of factors influencing the construction progress,It enriches the argument of the old building reconstruction in project management.
