| Since the reform and opening up 40 years ago,China’s urban construction and development have undergone tremendous changes.At present,the discipline and management system of urban and rural planning is in a critical period of transformation from "incremental planning" to "stock planning".The urban development goal has changed from meeting the growth of "things" to "people","Renewal",which is focusing on improving the quality of living environment,has become the leading way of urban development,and residential renewal is an important part of it.For the market,land resources are scarce,and developers’ access to land is becoming more and more strict,which leads to the transformation of the real estate market.In the future,the real estate market will eventually turn to gradual renewal and re-transformation,in this context,the concept of "micro renewal" came into being,and how to use the concept of “micro-renewal” in the old residential areas is the main problem of this paper,which is also the focus of Harbin municipal government.Based on the analysis of the existing researches at home and abroad,this paper makes a deep discussion on the theory of "micro renewal",compares it with the existing concepts of "organic renewal","gradual renewal","urban acupuncture" and "comprehensive renovation of urban environment",and puts forward that the "micro renewal" has the characteristics of small object,sustainability and multi-party participation,summarizes its participants and implementation steps,and studies its objects-entity elements and non entity elements,then six typical old residential areas in Harbin are selected as the research objects,conducts detailed research and analyzes the characteristics of the residential population.indicates the objective situation and existing problems of the old residential area through the satisfication scores of functional layout,building monomer,service facilities,infrastructure,greening space,road and traffic,spiritual culture and operation management,in order to provide the data basis and theoretical support for the later strategy.Finally,this paper deeply discusses the results of investigation,selects Anzipian as transforming object to summarizes the renewal method of old residential area,takes the “grand strategy,minor operation” as a point of penetration to make Anzipian a theme residential area,which not only solves surface problems but also conforms to the urban development and has its own vitality,then paper puts forward the comprehensive,systematic renewal strategies,includes strengthening the residential functions in the macro aspect,improving the spatial quality in the meso aspect,designing environment details in the micro aspect,creating cultural spirit and improving the operation and management in the non-material aspect.This paper attempts to combine the concept of "micro renewal" with the general renewal of old residential areas,instead of only focusing on the historical protection area,solves the problem of large level through the renewal of small objects,gradually activate the vitality of old residential areas,and break the dilemma of the old residential areas that nothing can be developed and difficult to develop. |
