Research On The Strategy Of Renewal And Renovation Of Old Residential Areas In Dalian

In order to solve the problem of housing shortage,China started building a large numberof high-rise residential buildings in the 80 and 90 s of last century.With the rapid development of economy and the change of living standard and lifestyle,these old high-rise residential buildings have exposed many problems during their use.Because of the reasons of age and construction technology,the problems of old high-rise residential buildings are complicated,such as poor image,poor insulation and so on.However,the large-scale demolition of old residential areas will bring a lot of harm to the city and the residents,so the renewal and transformation of these old houses is particularly necessary.In addition,the technical difficulty of transformation is relatively large,and the transformation will have a great impact on household life.Compared with the demolition,the economic benefits of adopting updated techniques are still considerable.Therefore,the renovation of these old residences also need to be studied from an environmental and economic point of view to achieve maximum environmental and economic benefits.Therefore,from the angle of environmental protection and economic benefit,this paper will analyze and summarize the renewal strategies of existing high-rise residential areas.Firstly,through the analysis and comparison of domestic and foreign research and practice,this paper will summarize and extract relevant theories and practices at home and abroad.In this process,this paper will make a comparative study of the relevant updating strategies and methods,and conclude that: the current international development direction of the old high-rise buildings transformation is to regard the building stock as renewable resources,and on the basis of the structure system still lasting,the new enclosure system is covered from the outside.This approach is aimed at reducing energy consumption and improving the appearance of buildings,while minimizing the impact on existing residents.Then,through the form of field investigation,this paper will make a statistical analysis on the status and existing problems of the old high-rise residential buildings in Dalian in 80 and 90 s,providing the basis for the proposal of the transformation strategy.Finally,based on the above research,this paper will summarize the ideas and methods for the renovation of old high-rise residential areas in Dalian.The specific transformation strategy is mainly around the transformation of maintenance structure.In the renewal of maintenance structure,this paper will adopt the concept of "overcladding" to summarize and explain its transformation methods.In addition,this paper will hold that the maintenance and upgrading of other service systems should also be carried out at the same time with the updating of the maintenance structure.At the same time,the ecological measures,such as rainwater management,are also important aspects of the renovation of old high-rise residential areas.
