Research On Construction And Operation Mode In Central Air Conditioning Project Of Large-scale Commercial Real Estates

As important foundation of economy and society development,large-scale commercial real estate is a key investment area.Because of large scale of investment and long payback period,the investment mode of large-scale commercial real estates develops towards light assets.Under this background,this paper applies Integration mode to construction and operation of large-scale commercial real estate central air conditioning project.The main work is as follows.First of all,starting with the construction and operation mode of central air conditioning,this paper analyzes the characteristics of large commercial real estate central air conditioning project and the current situation of construction and operation mode.Analyze the existing problems,put forward the necessity of adopting Integration mode,and analyze the feasibility of implementing Integration mode.Second,we propose a franchisee selection method based on theory of operator’s ability and comprehensive scoring method.By summarizing the relevant literatures,the primary selection of the inspection indexes of franchisees was carried out.Then,The inspection indexes are screened again according to expert questionnaire results,combined with the characteristics of Integration project of large commercial real estate central air conditioning project,which is highly professional and requires high quality and reliability.The selection framework of franchisees with 36 indexes is constructed.On this basis,The weight of each indexes is determined,and the calculation method of the bidder’s score is given based on comprehensive scoring method.We put forward the decision-making method of concession period for Integration project of central air conditioning based on game theory.we study concession period decision-making rule based on Game Theory in depth,establish the game model between the builder and the contractor,and then get the calculation method of best concession period.We also give a calculation example is given,proving the rationality of the calculation method.
