Research On The Whole Process Cost Management Of A Project Of L Real Estate Company

The golden age of fat profits in China's real estate industry has come to an end,the profits keep reducing in recent years.Low-cost competition becomes inevitable for the improvement of housing consumption policy and changes of market.Promoting cost management is important to increase benefits.Increasing income and reducing spending means that enterprises need to make more money and spend less.Increasing income is mainly affected by external factors,while reducing spending is critical for the cost management of real estate development enterprises.Promoting cost management and reducing spending can increase profits.Firstly,this paper studied theories concerning cost management of real estate development projects,introduced the structure and control of project cost,proposed whole-process cost management,divided cost management into several stages,analyzed key points of every stage.Real estate development enterprises,the organizer,play an important role in the management of cost,factors and resources in the whole process.And then,problems and causes in cost management of A project of L real estate development enterprise were analyzed.Combined with the reality,the current situation of cost management in the stages of design,bid,construction and settlement was studied.The solutions to improve project cost management of real estate development enterprises were proposed,project cost management was improved by whole-process cost management method.In the meanwhile,safeguard measures were established to facilitate cost management,create healthy enterprise environment and achieve sustainable development.Finally,the whole-process cost management of real estate development projects was studied,conclusion was drawn,which may provide reference for the project cost management of real estate development enterprises.
