The residential land is an important construction land which hold the basic life of the residents in the city[2],and it occupies the largest share in the land.“The Code for Classification of Urban Land Use and Planning Standards of Development Land”?GB50137-2011?points out the direction of future urban land use in China[2].But the national regulations restricts the construction of“one type of the first-grade residentail land”,and the“third-grade of residential land”can only use“in the current investigation and classification”.Therefore,under the system of current residential land classification,there is just leaving"the second-grade residential land"of residential land use in the land use planning.This makes it difficult to distinguish the differences between different types of residential land in urban planning,and it does not reflect the different needs of development and construction of residential land in different areas or specific area in the city.At the same time,the inadequacy of the National Standard in urban planning hinders construction.Therefore,it is extremely urgent to explore the suitable classification of residential land use which can meet the needs of urban planningBased on the theoretical research and planning practice of classification of urban residential land use at home and abroad,this paper summarizes and draws lessons from experience.At the same time,the paper interprets and analyzes the public policies,normative standards and urban master plans related to residential land in Xi'an,laying the foundation for subsequent research.From the perspective of efficiency of land use,this paper takes 1545 residential land samples from Yan ta District of Xi'an as the research object,investigates,statistics and analyzes the spatial distribution of the development intensity of residential land in the influence of service location and traffic location conditions and historical protection,tries to think out the irrationality of residential land classifications and analyzes the reasons for their irrationality.Summarized as follows:Firstly,the development intensity of some residential land is not differentiated according to the service location conditions,the residential land is developed disorderly,and the land with good service location advantage is not used reasonably and efficiently;Secondly,The development intensity of some residential land in the influence of traffic conditions has not been effectively guided,and the land with obvious traffic location advantage has not been used reasonably and efficiently.Thirdly,the development intensity of residential land around the historical landscape area has not been well controlled,resulting in the height of the residence being out of control,seriously affect the historical features.Analysis of the reasons shows that due to the simplex classification of residential land use,the control of development intensity of residential land is too rough,and the above problems cannot be effectively solved in the urban planning.This paper summarizes the incompatibility of residential land classification by investigating and analyzing the development intensity of residential land in the influence of different conditions.Discuss the suitability of subdivision of residential land based on development intensity from the perspective of land use efficiency.According to the development intensity index of building layer,the residential land is divided into meticulously.The specific adjustment suggestions are as follows:one type of residential land?R1?is the low-lying residential land;the second type of residential land?R2?is Multi-storey residential land;three types of residential land?R3?are small-scale high-rise residential land;four types of residential land?R4?are high-rise A-based residential land;five types of residential land?R5?It is a residential land mainly based on high-rise B.On this basis,it is subdivided according to the level of facilities and environmental quality.On the base of the classification,guide the distribution of various types of residential land in according to the reasonable differentiation of location advantages,so as to promote the development intensity of residential land which arounds service nodes and traffic nodes presents a gradual decreasing feature.According to the relevant requirements,guide the development intensity of residential land which arounds the historical area presents a gradual decreasing feature,so as to realize the scientific,reasonable and efficient development of urban residential land.
