Application Of The Full Life Cycle Theory On The Project Management Of The Development And Construction Of Railway Land

Project Life-Cycle Theory is one of the most important project theories and applications in modern engineering project construction,which is more and more widely used.The railway industry is one of the economic lifelines of our country,and it is not only closely related to people's travel,but also has an important influence on the economic activities of the whole social development and stability.For a long time,the railway workers are facing serious housing difficulties,which has become a potential factor affecting the safety and stability of the railway system.In order to solve the housing difficulties of railway workers,the railway general company,wit h the support of the government,has been working on constructions of residential projects by self-financing.How to carry out effective project management on the development and construction of railway land has become a focusing issue,and the Life Cycle Theory and its application are the theoretical basis and measures to solve the problems above.This article do research and analysis on the problem above,using the combination of the practice research and theoretical study.Beginning with the history and reality of project management theory,the Life Cycle Theory is introduced.Then,based on the characteristics of the development and construction of railway land,this article analyzes the management problems of the different lifecycle phase.Taking “Guangzhou railway Xiangfujiayuan”project and“Changsha Luojiapo railway land” project as examples,this article has given r easonable suggestions and comprehensive measures following full lifecycle analysis,especially laying emphasis on the predevelopment and construction of railway land project.Specifically,based on Life Cycle Theory,this article analyzes development and construction of railway land into some phases connected with each other.This article puts forward an innovative project management tool and method in the pre-project decision and progress control,which is a new theoretical application---a life cycle flow model for the development and construction of railway land,the effect of which is analyzed by practice.Overall,basic contents and value of this article can be summarized as: from the aspect of theory,it has researched the application of full life cycle on the project management of development and construction of railway land;in pract ice,it has analyzed the problems related with the construction management of railway land,and tried to find out the corresponding countermeasures in order to improve the level of project management of the development and construction of railway land.
