Assessment Of Residential Satisfaction In Public Housing In Wuhan

In the process of the housing system reform in China,the price of commercial housing keeps rising,which has been deviated from ordinary people's purchasing power,so low and medium income groups are still in poor housing conditions.The emergence of public housing is precisely meant to solve their housing problems.Wuhan is one of the first cities constructing public housing,and its public housing construction experienced five stages of tortuous development,including "formation-development-absence-return-improvement".With its continuous improvement of public housing policy and the gradual extension of the coverage of the policy,increasing low and medium income people are guaranteed.However,the increase of the number of housing only means the improvement of residents' living condition in one dimension,but not the satisfaction of people with their overall living conditions.Since the rising of customer satisfaction theory,it has been valued by scholars at home and abroad.The research abroad has been relatively mature.As for China,although it started late,there is also some positive exploration.Customer satisfaction theory is more applied in business areas,while relatively less application in the field of public administration such as public housing.But the people-oriented service concept of customer satisfaction theory coincides with public administration.From this perspective,customer satisfaction theory can be applicable to the field of public administration.For above reasons,this thesis,starting from the public housing,establishes the satisfaction model of residents in the public housing through the review of the relevant research at home and abroad.Via mathematical statistical methods,this thesis makes empirical test of the main factors affecting residential satisfaction of public housing,and carries on comparative analysis of residential satisfaction to different types public housing.The research results indicate that:? the residential satisfaction level of public housing is in the general level of satisfaction,which shows that there is still much room for improvement.The factors that impact the residential satisfaction include the quality of housing and infrastructure facilities,public facilities,property management,housing location,size of housing areas and residential environment.? the residential satisfaction of public rental housing is highest,while the residential satisfaction of economy&suitable housing is lowest.In different types of public housing,the residents have different cognitions of residential satisfaction.? different groups of residents living in public housing have different level of satisfaction with the factors affecting residential satisfaction.Based on this,through comparative study,this thesis proposes suggestions of future improvement of residential satisfaction of public housing according to the three stages of the construction of public housing.
