Research On The Influence Mechanism Of Affordable Housing Residents' Satisfaction Over Public Service Facilities

Recently,Xiamen government has increased the construction of affordable housing and the total amount of affordable housing construction is increasing.However,there is a shortage of supporting public service facilitie resulting in lower satisfaction of the residents of the affordable housing.This study for the purpose of providing suggestions for the construction of public service facilities for affordable housing,by studing the impact mechanism and analyzing the key influencing factors of it.This paper analyzes the factors of constructing public service facility.Select the number of public service facility,quality of public service facility,convenient traffic,residents 'participation and residents' sense of cognition as independent variables.On this basis,establish structural equation model of public service facilities to residential satisfaction of affordable housings.There are ten hypothetical relations and identified 23 influencing factors in the structural equation model.The initial model is verified and modified by AMOS software,and finally the optimal model is obtained.Finally,calculate the total effect of each influencing factor,and analyzes the influence degree of each influencing factor on the satisfaction of the residents.The conclusions are as follows:(1)The lack of supporting parking spaces: the number of residents in the protection of housing has increased,relying on the proportion of car travel accounted for 21.46% of the total survey population.(2)The quality of public service facilities has the greatest impact on residents' satisfaction.The number of configurations,the quality of the configuration,the degree of participation,and the residents 'awareness of the residents' satisfaction are 0.157,0.332,0.27,and 0.213 respectively.(3)The residents of Affordable housing are more concerned about entertainment and leisure venues,medical institutions,commercial service facilities,traffic convenience and configuration quality.The influence factors of traffic convenience,such as recreation and leisure facilities,medical institutions and commercial service facilities,are: 0.308,0.277,0.257,the total effect ranking is: 1,3,5;the quality of recreation and leisure places,the quality of school education,The impact of the operating level of medical institutions were: 0.301,0.259,0.248,the total effect ranked: 2,4,6.(4)Property management of affordable housings is imperfect,there is equipment and facilities maintenance is not in place,the car parked at random,residential health and property services attitude is poor and other issues,the protection of housing residents a greater impact on the need to improve the level of property management and service quality.According to the research results,this paper puts forward the countermeasures to improve the public service level of the protection room,solve the problems existing in the public service of affordable housing in Xiamen,and earnestly ensure the satisfaction of the people.
