Research On The Configuration Effectiveness Of Elderly Facilities In Nanjing Public Housing Residential Area

This dissertation studies on the basis of historical data of Nanjing public housing residential area (2002-present elderly facilities configuration data and status), Starting from the housing settlements individuals are elderly residents, obtaining first-hand data, analysis of public housing individual behavior characteristics and the settlements of elderly residents endowment decision-making mechanism, with housing settlements elderly facilities configured to medium scale, analysis of factors affecting the effectiveness of its configuration and its mechanism, enrich the academic micro-level research problems of public housing settlements pension.Public housing residential elderly residents individual behavior characteristics and consumer decision-making mechanism research. Using the existing data and field investigation of public housing settlements based on state, local, industry about elderly facilities planning and architectural design standard, to the Nanjing housing settlements evaluate the elderly facilities supply situation. Through questionnaire, depth interview, field observation, such as form, from the time geography perspective, for the age distribution of elderly residents, family structure, education level, career income, health status and daily spending data, behavior of the elderly residents activity data. Analyze its activity rule and range, based on the demographic characteristics of sociology and individual behavior characteristics analysis of elderly residents preferences and consumption decision-making mechanism of elderly facilities.Public housing settlements elderly facilities configuration effectiveness influence mechanism. Elderly facilities as quasi-public products, the effectiveness of its use phase should be embodied in two aspects of supply and demand:the operating performance of elderly facilities; Aged users subjective evaluation. Due to the operation main body for the organization elderly facilities, public welfare nature is greater than the profit nature, and many services rely on government subsidies, it is difficult to quantitatively measure the input and output efficiency of elderly facilities. So this article from the perspective of aged users, understand their elements on a pension facilities and service quality of subjective feeling, elderly facilities based on the configuration of the standard (quantity, quality, variety, consumer prices, space, accessibility, etc.) and pension facility utilization research conclusion (the elderly elderly facilities for all kinds of the use of frequency, preferences, do not use), screening elderly facilities configuration effectiveness factors of and the influence between each variable path hypothesis, to build public housing settlements elderly facilities configuration effectiveness structural equation model.Effectiveness of elderly facilities configuration of public housing settlements analyze with structural equation model. Model test results show that most of the indicators for proof that the object of study has significant influence, the assumption of relationship between variables was established. The determination of index weight is an important part of the effectiveness evaluation work, in this paper, the structure of the variable path coefficient and factor weights of each observation index normalized processing, it is concluded that the structural variables and contains the index to influence the effectiveness of the final weight, weight for the structure of the top three variables:elderly facilities service level, the elderly consumer decision-making and the spatial location of elderly facilities.Research of this dissertation more clearly explain the effects of the housing settlements elderly facilities configuration effectiveness mechanism, and influence the effectiveness of the path was built based on structural equation model, the model calculation, it is concluded that the key factors affecting path and influence. This article research has certain practical value and theoretical value, for public housing settlements elderly facilities allocation optimization and public housing settlements pension problem improvement to provide the reference.
