With the increase of aging population in our country,the quantity and quality of old-age care institutions in the present stage of our country government welfare has been unable to meet the pension needs of the elderly,and real estate development companies,insurance companies and other private enterprises are also seeking new investment channels,so the PPP mode of construction of endowment real estate came into being,the effective mode of to solve part of the pension problem,but the problem of distribution of interests in the process of cooperation has become a barrier of a problem that can not be ignored on cooperation.Interest allocation is the main contradiction that PPP mode develops when the endowment real estate is met,the reasonable distribution of benefits,the relationship between the construction and operation of the endowment real estate is able to carry on steadily and continuously.When a pension real estate interests of the total amount of the case,each stakeholder is trying to expand their own interests through a variety of ways,this is the game between the project participants.To ensure sustained,quality care services for the elderly requires a reasonable distribution of benefits,so as to achieve a win-win cooperation in the interests of all parties,so the distribution of benefits of pension real estate in PPP model research has important practical significance.In this paper,the topic related background analysis,mainly includes the application status of the aging population,pension real estate development,China PPP mode in the pension real estate;at the same time to the domestic and foreign scholars in the pension real estate and PPP model of benefit distribution research learning,the related theory is introduced to.In this paper,the use of cooperative game method to study the problem of the distribution of benefits of pension real estate PPP model.In the stakeholder model before the first study PPP endowment real estate project,analysis of interests of stakeholders,determine the interest analysis process should follow the principle of cooperation;after the main effect of pension real estate projects in the interests distribution factors were analyzed and quantified,in making investment,contribution and risk factors of different situation the distribution of the program;then considering the risk factor assessment based on Nash theory is used to determine the allocation scheme of each participant in the minimum pension real estate interests distribution line under;finally,the above three schemes,according to the principle of TOPSIS based computing participants ideal distance and negative ideal distance factors determine the weight allocation scheme.The influence factors,and ultimately the formation of comprehensive benefit optimal scheme.In order to verify the optimal profit distribution scheme of cooperative game theory that is feasible,based on example analysis into the distribution model of the results,according to the results of benefit distribution of pension real estate in PPP model can be solved by means of the cooperative game theory.At the same time,the distribution of benefits need to be recognized by the parties,mutual communication and negotiation between inseparable partners,therefore,this paper presents PPP model coordination strategies based on profit allocation,a guiding role for the interests of the parties in negotiation.Through this research,hoping it will benefit allocation scheme of cooperative game applied to the distribution of benefits of pension real estate in PPP project to promote public-private cooperation,resolve the current difficulties in the interests of the distribution of cooperation,and effectively solve the pension problem,the pension real estate healthy and sustainable development.With the development of pension real estate PPP model,this paper will have a good theoretical value and practical significance.
