At present,the number of elderly people in China is large and the proportion is rising year by year.The problem of old-age care has become increasingly severe.According to relevant statistics,as of the end of 2017,the population aged over 60 in China totaled 240.90 million,an increase of 10.4 million compared with the end of 2016,accounting for 17.3% of the total population,which was an increase of 0.6% from last year.It is estimated that by 2020,the number of people over the age of 60 will reach 255 million,which will account for about 17.8% of the total population.With the aggravation of the aging of population,the country has successively introduced relevant policies to encourage and support the development of old-age businesses.The pension real estate practice carried out by developed countries has provided new ideas for the development of the old-age care industry in China.Compared with other developed countries,the development of China's pension real estate is at an early stage.Compared with Jiangsu,Zhejiang,Shanghai and other provinces,the development of pension real estate in Jiangxi is relatively backward.Therefore,the evaluation of the pension real estate investment environment in this area has theoretical and practical significance for investors' decision-making and the industrial planning and development of the government departments.This article selects the prefecture-level cities in Jiangxi Province as research subjects,based on the theory and method of investment environment assessment,the evaluation index system is constructed on the basis of the constituent elements of the pension real estate investment environment and the status quo,using factor analysis and TOPSIS method to comprehensively evaluate the pension real estate investment environment of each city.The main contents and conclusions of the article are as follows:(1)This paper first briefly introduces the macro background of the research problem and points out the significance of the research.The paper summarizes the domestic and foreign literature on pension real estate and investment environment,clarifies the concept of pension real estate and investment environment,and elaborates the relevant theoretical basis.(2)According to the current situation of the pension real estate investment environment in Jiangxi Province,based on the principles of science,comprehensiveness,operability,accessibility and comparability,an initial system of pension real estate investment environment has been established.Using the grey correlation method to screen indicators,it finally established five dimensions: economic environment,population environment,social environment,infrastructure and sustainable development environment and the development level of the real estate industry and related industries,which constitute a total of 32 indicators of the evaluation index system.(3)Based on the established evaluation index system,using factor analysis and TOPSIS method to comprehensively evaluate and analyze the investment environment of the pension real estate in prefecture-level cities in Jiangxi Province,it was found that the top three cities are: Nanchang,Ganzhou and Jiujiang.According to the TOPSIS calculation results,11 prefecture-level cities are divided into three categories: superior investment environment,good and general.The city with a superior investment environment is Nanchang.The cities with good investment environment are Ganzhou,Jiujiang,Yichun and Shangrao.The cities with typical investment environment are Yingtan,Pingxiang,Jingdezhen,Fuzhou,Ji'an and Xinyu.(4)Based on the comprehensive evaluation results,considering the development status of the pension real estate in each city,the corresponding suggestions on the development of pension real estate are proposed for all types of cities.The city with a superior investment environment for pension real estate is suitable for multi-level and diversified investment and development.A city with a good investment environment for pension real estate can use its own rich tourism resources to develop leisure pension real estate projects and create special industrial projects.In urban areas where the pension investment environment is common,the development of non-profit pension institutions should be the mainstay,supplemented by small-scale community pension programs.
