Research On Demand Analysis And Construction Of Public Rental Housing Community Management Service Platform Based On SOA

Since it's introduced in 2009,the public rental housing project has always played an important role in China's housing security system.With the completion of the construction of public rental housing and the settlement of residents,large-scale public rental housing communities have gradually formed in many cities across the country.Due to many low-income,highly mobile residents and various management entities in the public rental community,problems such as community management difficulties,prominent public security problems,poor community integration and low efficiency of service from community multi-management entities were emerging.According to the report of the 19 th National Congress of the Communist Party of China,it is important to create a social governance pattern of building,co-governing and sharing.Strengthening the construction of community governance system is an important goal for future social development.Therefore,it is of great significance to build and improve community management services for public rental housing,which is also in line with preventing major social risks.Under the background of rapid development of Internet technology,residents' living habits and communication methods have undergone significant changes.Learning from the experience of commercial housing community using Internet technology to realize modern management services,this paper conducts research on the construction of a community management service platform for public rental housing that meets the needs and habits of residents.The constructed platform can integrate management and resources and is conductive to the community governance of public rental housing.Firstly,through literature research,this paper briefly reviews the research on public rental housing,community management both abroad and domestically.Then this paper through literature research and case study,identifies and summarizes 48 functional requirements of the public rental housing management service platform including public services,residents convenience services and volunteers professional services.Based on Kano and rough number theory,the importance analysis model of community management service was constructed to screen and sort the importance of services.On this basis,based on DSM,a community management service clustering analysis model is constructed.DSM is used to determine the similarity between services and the genetic algorithm is used to solve the objective function.Finally,the clustering results of community management service demand items can be obtained,which is the basis for dividing the platform service module.With the SOA approach,this article builds a public rental housing community management service platform framework,including presentation layer,process layer,service layer,basic support layer and connection layer.Finally,taking Chongqing Minxinjiayuan as an example,the operability of the demand importance analysis model and the cluster analysis model is verified.This paper uses SOA method to construct the overall structure of the community management service platform of Minxin Jiayuan.This study is conducive not only to the government to promote the governance of public rental housing,to create a social governance pattern of joint construction,governance and sharing but also helps to prevent major social risks.This study provides a reference for local governments and social organizations to use effective methods such as Internet technology to implement effective management for low and middle income community which is conducive to enhancing the sense of well-being,happiness and security of the community and does great help to the sustainable development of community residents and communities.
