Research On Informatization And Construction Of Municipal Real Estate Registration

The establishment and improvement of a unified registration and investigation system for real estate based on land and the standardization of real estate registration are the endogenous demands of the market economy and the basic requirements of the state for real estate registration.Based on the background of "repeated construction" and "information island" in the decentralized registration period,this paper,by studying the current status of real estate registration,combining with the needs of real estate registration business in Beijing,draws on the research experience at home and abroad,puts forward the real estate registration information construction model suitable for Beijing.Based on the above research,this paper puts forward some reasonable Suggestions on the problems existing in the informationization construction of real estate registration.The construction of informationization promotes the informationization development of real estate registration,provides technical means for the future management of real estate registration,and provides data service for the natural planning Commission's own management.The research contents and conclusions are as follows:(1)Based on the survey of real estate registration informatization in Beijing,the construction level of real estate registration informatization is analyzed,and the demand for unified registration informatization management of real estate is put forward.Through investigation,it is found that the information level of real estate registration agencies generally lags behind during the decentralized registration period in Beijing,which is difficult to meet the information construction demand of Internet system sharing and real-time query.Combined with the requirements of unified registration of real estate and the investigation and interview of user demand,the paper puts forward the information construction and management requirements of real estate registration in Beijing from the aspects of user,business,function,data and performance.(2)Collect the information of real estate registration information construction in Shanghai,Zhejiang,Guangzhou and Sweden and other domestic and foreign regions or countries,analyze the construction mode,and summarize the experience that Beijing needs for reference in information construction.Through the in-depth analysis of the domestic and foreign regional or national construction mode,found that they have made some progress in information construction,the realization of the unity of the system structure,summarized its advantages and disadvantages;Combined with the current situation and demand of real estate registration informatization in Beijing,this paper summarizes the areas for reference in the construction of real estate informatization in Beijing.(3)Based on the experience of real estate registration informatization construction at home and abroad,combined with the needs of real estate registration informatization construction management,the basic framework of real estate registration informatization construction in Beijing was constructed,and Suggestions on improving the informatization construction were put forward.According to the investigation and demand of the status quo of real estate registration in Beijing and the experience of domestic and foreign regions or countries,the overall framework of the construction of real estate information platform in Beijing is elaborated from the aspects of system framework and architecture deployment.According to their own situation,the operation and maintenance of the system is described to ensure the stable operation of the system.
