Research On The Upgrading And Renovation Of Old And Old Housing In Tianjin

At present,there are a large number of old residential areas and houses in Tianjin in the past years,which are limited by the design level and construction technology in the construction age,and the overall quality of houses is generally not high.In recent years,the safety accidents of old houses have happened from time to time,with minor damage to property and heavy casualties.With the continuous improvement of people's living standards,the problem of poor living conditions and supporting facilities in old houses has become more and more prominent,affecting the improvement of people's living standards.In order to ensure the safety of residents and improve the living environment,Tianjin has implemented the upgrading and transformation of old housing.This task is very difficult and time-intensive.In order to better complete this project,it is particularly important to strengthen the research and analysis of the upgrading and transformation of old housing in Tianjin.Through the methods of literature research,questionnaire survey and quantitative analysis,this paper starts with the hidden dangers and characteristics,public facilities and management dilemma of Tianjin's old housing,and then analyses the needs of Tianjin's old housing renovation,focusing on local policies,functional division of labor and renovation modes,and analyses the current situation of Tianjin's old housing upgrading and renovation projects.And summarized the lack of standards and norms,insufficient funds,short functions,poor long-term management effect,the main responsibility of residents is not strong,lack of awareness of style protection,lack of construction supervision and other issues.Drawing on the advanced experience of upgrading and renovation of old houses at home and abroad,this paper seeks more effective solutions from three aspects of government functions,property management and public participation.It is suggested that government departments further improve the renovation plan,refine the renovation standards,expand the scope of radiation,integrate social resources and broaden financing channels;implement differentiated property management for the renovated old houses and strengthen the cooperatives.The construction of regional autonomy and the establishment of comprehensive governance mechanism should strengthen information disclosure,enrich the forms of participation and improve the application of results in giving full play to public participation.Through multi-measures,we will improve the overall level of upgrading and renovation of old houses in Tianjin.
