Research On The Post-occupancy Evaluation Of Community-based Comprehensive Elderly Care Facilities

Under the background of the rapid aging of the population in China,the government strongly supports the development of pension undertakings.Due to social needs and policy support,a large number of new urban elderly care facilities,Community-based Comprehensive Elderly Care Facilities(CCECF),have emerged.In the face of the problems in the exploration and development of new-type elderly care service facilities,how to optimize the existing facilities and provide reference design criteria for future facilities construction is the current research direction to be considered.Therefore,the Post-occupancy Evaluation(POE)is introduced to find problems and form feedback.First of all,based on the analysis of the relevant evaluation standards at domestic and abroad,this paper analyzes the current situation of the existing facilities,and combing the needs of users to get the theoretical basis of the POE of CCECF.Secondly,the theoretical framework of POE is constructed from the evaluation object,evaluation domains and evaluation form.Then,the composition of the evaluation index and the calculation of the weight are analyzed in detail,and the method of POE is described.Finally,the POE system of CCECF is applied.After the evaluation of the target facilities,existing problems are found and design optimization strategies are proposed.The POE system of CCECF is composed of building environment evaluation and user's opinion evaluation,which avoids the subjective assumption of the evaluation subject as much as possible,and reflects the objective situation of the facilities and the user's subjective opinion into the evaluation results.Through the evaluation,the objective understanding of the problems and causes is obtained,which provides guidance and direction for the optimal design.At the same time,the establishment of POE system also provides available evaluation tools for relevant researchers,and provides guidance for the design of the same type of buildings.Based on the current situation of the development of CCECF in China and the evaluation tools related to the elderly care facilities at domestic and abroad,this study establishes a POE system applicable to the CCECF in China.This research aims to put forward optimization strategies for the existing CCECF and provide reference for the establishment of relevant standards.
