With the development of social economy,the traditional development pattern of property company has been more and more difficult to make the enterprise sustainable development.Along with the real estate enterprises began to entry into property management business,which has seriously squeezed the market share of traditional property companies,the diversification of property companies has become urgent.As a state-owned enterprise in Pingtan district,Kirin Property Management Co.,Ltd.is responsible for the management and operation of resettlement houses and other stateowned properties in the whole district.Kirin has been striving to diversify.Because the property company serve communities directly,it has many advantages to carry out elderly care services.Taking the Kirin as an example,this paper attempts to explore how the combination of property management and elderly care service(PMECS)work.First of all,this paper collects a large number of relevant research materials,including various government legal and policy documents and other official reports,and analyzes the demand of elderly care.Meanwhile,we compare domestic PMEC pattern with foreign PMEC pattern.Taking Kirin as an example,the paper summarizes China’s elderly care pattern—home-based elderly care service(HBECS).At the same time,through the case study,this paper delves into the actual operation of Kirin property company.Especially,the paper discusses the HBECS boosts the development of Kirin.Secondly,through SWOT analysis,PEST analysis,and the Diamond Model,the essay analyzes the competitive advantages and disadvantages of Kirin property company.Moreover,we shed light on how Kirin property company set up the efficient service system and careful service project to reduce the impact of disadvantages to business expansion by means of operation pattern’s adaptation and improvement.Finally,this paper puts forward some feasible suggestions of the property company: innovate the management pattern,improve the service quality,upgrade the service content,strive for the support of the policy to the greatest extent,broaden thesource of funds,and develop the home-based pension service.Kirin property company,a beginner of HBECS,which is developing vacant housing resources to expand the operation of HBECS.Its experience exerts important influence of other property companies’ development in the future.
