Basic education is an important foundation for people's livelihood,and the promotion of education equity has always been the focus of the development of basic education in the new era of the country.However,when the "school choice fever" is combined with the "nearest enrollment",the phenomenon of high housing prices has evolved,which has always been "high fever".The result is that the quality of educational resources affects housing prices.The housing price in areas with higher quality educational resources is much higher than that in areas with average educational resources.This affects the residents' housing choices to a certain extent and is not conducive to the fairness of education.In this context,this article takes urban housing prices and basic education facilities as the research objects,and first summarizes the basic theories and research trends on the impact of basic education facilities on urban housing prices.Extract the independent variables and dependent variables of the two from the dimension of education equity.Secondly,in the empirical research,this article selects Suzhou urban area as a case,with the ultimate goal of promoting education equity,analyzes the impact of basic education facilities on housing prices and the spatial heterogeneity of the impact,and finally proposes based on the research results Targeted basic education facility optimization strategy.The research concluded that:(1)The comprehensive service level of basic education facilities in Suzhou is quite different in regions,and the housing price shows a spatially multi-centered structure centered on “top elite schools”,and there is a significant correlation between the two;(2)Basic education facility variables It has obvious influence and spillover effects on housing prices.Among them,the quality of education has the largest impact and the average floor area per student has the smallest impact;(3)The impact of basic education facilities on housing prices has significant spatial heterogeneity,and the spatial heterogeneity of each variable varies greatly.Consistent with the impact effect,the spatial heterogeneity of the impact of basic education facilities on housing prices in Gusu District is the largest.The phenomenon of educational capitalization is contrary to education fairness to a certain extent.Studying the impact of basic education facilities on housing prices and proposing targeted basic education facilities optimization countermeasures are of great significance for everyone to enjoy fair educational opportunities.
