The 19th National Congress of the Communist Party of China clearly defined the three major items of housing reform in China:housing positioning,housing system and housing target.From which we can see that the real estate industry,as the pillar industry of our national economy,will create more employment opportunities,attract more foreign population,promote the economic development of all regions in our country and promote the urbanization in all regions On the other hand,the economic bubble brought by the industry will affect the healthy development of the regional economy.At the same time,the current imbalance in the development of the real estate industry in different regions will have an impact.Following the demonstration of the integrated development of the Pearl River Delta and the Yangtze River Delta region,the Beijing-Tianj in-Hebei metropolitan area has been duty-bound to become the third growth pole that will drive the steady development of our economy.Beijing-Tianjin-Hebei metropolitan area with Beijing as the center,Tianjin as the center,Hebei Province,Shijiazhuang,Baoding and other 11 prefecture-level cities for the hinterland,the three have a strong complementarity.With the goal of integrating Beijing,Tianjin and Hebei into a national strategy,the development of the three places will surely receive the attention from all over the country and the world.In view of the fact that residential demand is a major livelihood issue,the integration of Beijing,Tianjin and Hebei and population movements will inevitably have a significant impact on residential demand.The real estate industry has a significant impact on the development of the national economy.To achieve the goal of complementarity,mutual benefit and win-win results and synergic development in the three regions,it is of significant practical significance and policy value to reveal the impact of population factors on residential demand based on data analysis.The results show that the short-term structural imbalance between the sexes will positively stimulate the demand of Beijing-Tianj in-Ji housing market but will destroy the population structure in the long run and a large number of people will be in danger of getting married.The situation of aging society in China is a foregone conclusion.Ji residential market can adjust the direction to adapt to the housing needs of an aging population will become the key to the sustainable existence of the housing market;urbanization in most parts of Beijing-Tianj in-Hebei region has entered the "Sn" type of development in the second half of the urban population density Too high has brought many drawbacks,and the direction of population flow to urbanization has emerged.The government needs to guide the flow of talents through scientific and reasonable housing regulation and control policies so that talent sharing among regions can be realized.
