Since the reform of the housing system in China in 1998,the housing market has gradually formed,and it has occupied an important main position in China's national economy.At the same time,with the transformation of China's demographic structure,China's population model has gradually changed into a mode of low birth rate,low mortality rate and low population growth rate.As a populous country in the world,the proportion of the population occupied by the elderly population in China is very large.By the end of 2018,there were 166.58 million people aged 65 and over in China,accounting for 11.9% of the total population.The aging of China's population shows a trend of a high proportion of the elderly population and an aging population.The main body of housing consumption is human beings.The aging of the population will not only affect the transformation of the population structure,but also affect all aspects of society,and will also affect the real estate market as the main body of China's national economy.The real estate market as the economic pillar,its healthy and stable operation is of great significance to China's economic development.Therefore,the changes in people's housing consumption preferences and housing consumption demand brought about by the aging of the population will have an impact on housing consumption,and then which will affect the development of China's real estate market.With the aging of the population,it is of great practical and theoretical significance to study the impact of population aging on housing consumption in China.This paper studies the relationship between population aging and housing consumption.The focus is on the analysis of the impact of aging on the premise of the aging population trend,combined with the characteristics of population aging.And the new consumption hotspots that come with it,how to better cope with the opportunities and challenges brought by aging to housing consumption.This paper combs the literature on population aging and housing consumption at home and abroad.This paper sorts out the literatures on population aging and housing consumption at home and abroad,and takes the relevant literature review as the research background,based on the theory of population change,consumption theory and housing supply and demand theory,this paper discusses the impact mechanism of population aging on China's housing consumption,and analyzes the current population aging and housing consumption in China.The empirical analysis part uses the inter-provincial panel data of 30 provinces,municipalities and autonomous regions in China from 2005 to 2016,and adopts an empirical measurement method to conduct an empirical analysis of the impact of population aging on China's housing consumption,and concludes that population aging is China.There is a significant positive impact on housing consumption.The remaining control variables,including residential supply area and regional GDP,have significant positive effects on housing consumption.In addition,a regional empirical test analysis of the impact of population aging on China's housing consumption was conducted,and the differences in the impact of inter-regional population aging on housing consumption were discussed.According to the empirical results,in order to better respond to the aging of the population,the corresponding policy recommendations are proposed,including rational adjustment of the population structure,development of housing for the elderly,and improvement of the social housing security system.
