With the all-round development of society,residents not only improve their material living standards,but also subtly adjust their consumption concepts and living perceptions.Residents pay more attention to healthy life.Their consumption demand for sports increases accordingly.The construction of sports real estate has emerged in some cities in China.At present,sport has become a manifestation of high-quality lifestyle,and fitness life has become a normal attitude towards life.Modern people are more clearly aware of the positive role of sports in improving health,and the corresponding sports consumption expenditure is also increasing.After the rapid development of "Golden Decade",real estate has entered the adjustment stage.Oversupply has appeared in some places.How to adapt to the changes of market supply and demand structure and stand out in the new competitive environment has become the direction of strategic transformation of enterprises.This requires the design of products in the concept and mode,compared with traditional products have new breakthroughs,focusing on differentiated marketing.In line with the new market demand environment,developers have organically linked sports and real estate to meet consumers' inherent demands for healthy life,launched sports real estate projects,and formed a new development concept.The sportsman apartment project of Yidu Sailing Base studied in this paper also belongs to the sports real estate project.Nevertheless,we also realize that,because of the short rise of sports real estate,there are fewer successful cases that can be used for reference.Many investors invest in sports real estate on the trend of high profits with their subjective assumptions,which may expose such major problems as inaccurate positioning,unsatisfactory sales and unbalanced operation in the later period.The negative impact of this blindness is enormous.It can be seen that risk assessment is an indispensable part.The results of risk assessment can intuitively feedback how much the investment value of a project is,and which areas of risk should be focused on in the process of investment and construction.Through reviewing the previous literature,the author finds that the scholars' research on Sports real estate is mostly focused on the prospect analysis,and the systematic analysis of project risk is relatively small,and there is a lack of quantitative research.Therefore,this paper fully analyzed the project characteristics of sports real estate,analyzed the potential risks in each stage of the project,and built the relevant risk evaluation model based on previous research to evaluate the risk situation of sports real estate projects.Combining with the actual situation of the athletes' apartment project in Yidu Sailing Base,this paper carries out case studies,chooses 19 evaluation indicators based on the research ideas of identifying risk,evaluating risk and preventing risk,and analyses the risk situation of the project from four aspects of economic risk,technical risk,practical risk and operational risk,and puts forward relevant countermeasures and suggestions combined with the research results. |
