Along with the further development of land reform,increasing importance has been attached to the land use rights value and the assets value of collective construction land,a special form of land use in China.Currently,lacking a unified and standard laws and regulations,land price in the market of collective construction land is out of control.Aiming to achieve standard management of the collective construction land price,it is necessary to carry out the work of the collective construction land grading and appraisal of standard land price.Taking location theory,rent land theory,conversion of marginal statistical theory and economic theory as theoretical guidance,combing land-price evaluation experience home and abroad as well as collective construction land assessment practice of our country,the paper describes the background and significance of collective construction land grading valuation.The author analyzed the differences between collective construction land and state-owned construction land in terms of the alternative method,land price content,land price structure,selection of factors in the grading process and parameter determination in the valuation process,and put forward the methods of collective construction land gradation and valuation.At last,the paper takes practice of Nanjing City in the collective construction land grading and appraisal of standard land price as example to demonstrate the method system.Studies have shown that the proposed collective construction land grading and appraisal of standard land price have the guiding significance for the collective construction land assessment practices.
