As the core theory of modern urban geography,the Central place theory reveals the rule of the urban distribution and the urban scale development,it is the basic theory guides the construction of urban agglomeration and urbanization development.With the development of social and economy,urban centrality and urban land price both showed the same rising trend.As the measure of central cities in the surrounding area researching ability to provide goods and services,the urban centricity play important roles to comprehensively,integratedly,systematically,and scientifically reflect the urban comprehensive functions of modern city such as economic and trade level,social service ability and so on.The urban land price comprehensively reflect the development situation of urban real estate market and land market,directly or indirectly reflect the social and economic development level,and there is a certain degree of relationship with urban centricity.The level of urban centricity impact on the urban land price,the level of land price also has a certain degree of influence on the level of urban centricity.This paper combined the urban land price and the urban centricity,exploring the relationship between urban land price and urban centricity to provide the reference to the healthy development of land market in Beijing-Tianj in-Hebei region and the expansion of the urban land price researching theory and further combined the Central place theory with the specific social and economic practice.This study rely on the national natural science fund project:the research of multi-scale urban land price differentiation regularity(2015?2018,No:41471090)and Doctor fund project in Hebei Normal university:Beijing-Tianjin-Hebei urban land price coordination development:the space pattern,the regional difference and the influence mechanism(2016?2018,No:L2016B14).Based on the social and economic data,building the comprehensive evaluation index system of urban centricity.On the centricity index relation with land price verification analysis,using principal component analysis(PCA)for comprehensive evaluation of urban centricity,calculated the urban centrality index.On this basis,using the trend analysis graph to visually rendering and analysing the common changing trend of urban land price and urban centricity,and divided them into different categories.Using correlation analysis and regression analysis quantitatively analyzed on the relationship between the urban land price and urban centricity.Analyzed the correlation and variability of the urban land price and urban centricity.The results show that,(1)Overall,in the middle region of the Beijing-Tianjin-Hebei region,Shijiazhuang,Baoding,Beijing,Langfang,Tianjin,Tangshan is in the high value zone of urban land price and urban centricity.In the north,Zhangjiakou and Chengde is in the low value zone.And in the south,Handan,Xingtai and Hengshui is belong to the low-middle value zone.(2)Overall,there is closely positive correlation between the urban land price and the urban centricity in Beijing-Tianj in-Hebei region.They showed significant correlation,and their fitting degree is high.The seven categories of urban centricity index showed a higher correlation with the urban land price.Among them,there is the highest correlation coefficient between economic and trade urban centricity and urban land price,shows the level of economic and trade development has the closest relationship with the urban land price in seven categories of urban centricity.And the degree of urban centricity interpreting on urban land price is high.The urban land price presents the obvious downward trend with the increase of urban centricity sorting.(3)To a certain extent,urban land price increasing is influenced by social and economic development level,but it is largely affected by the result of urban land supply and demand.Urban centricity has higher effect to the urban land price.As the growth of the urban centricity,the urban land price presents rising trend.Influenced by too much influence factor,the degree of urban land price effect on urban centricity is limited in some city.(4)By the influence of the integration of the Beijing-Tianj in-Hebei region,industrial structure is not harmonious,the third industry development degree is higher,the floating population is more intense and so on,the land demand of related industry development is higher in Langfang,Qinhuangdao,Hengshui,so the urban land price level is on the high side,but the urban centricity of these cities ordered more.Relatively,the urban land price in Beijing-Tianj in-Hebei region took on a downward trend with the increase of the sort of urban centricity,generating the phenomenon of variation.
