Research On The Influential Factors Of Shenyang Public Housing Residents' Satisfaction Based On SEM

Affordable housing has always been an important part of the government's housing security system,in recent years,Public rental housing has gradually become the main body of the affordable housing system.In the context of the government vigorously promote the construction of large quantities,the local governments have to respond to the instructions of the central government,vigorously promote the construction of public rental housing.From 2011,Shenyang began to increase the intensity of planning and construction of public rental,but the construction of public rental housing not only low-income housing to solve difficult problems,at the same time,the function of government policies also need to implement in the process of building,to meet the real needs of residents,improve the overall satisfaction of public housing residents,residents living in the gap to narrow satisfaction and expected occupancy,and enhance the performance of the government,to promote social stability.This paper is mainly based on the relevant theory of Shenyang city public rental construction status and satisfaction,living satisfaction and the use of structural equation model is representative of the Shenyang city public housing district,specific contents are summarized as follows:First of all,at home and abroad on public rental housing system and the residents'satisfaction based on related theories at home and abroad,the use of structural equation model the satisfaction literature,combined with the present situation of the construction of public rental housing in Shenyang,starting from the needs of residents,try to establish a preliminary public rental housing residents satisfaction index system,evaluation index system includes three the dimensions of government policy,planning and construction,living conditions.Secondly,the effect of various factors in the index system into items of the questionnaire,pre survey of public housing residents,residents surveyed by the feedback correction,resident satisfaction index system in Shenyang city;Lishui city public rental community residents as the object of investigation,through the survey of households,comprehensive evaluation.Housing residents satisfaction,using structural equation model,determine the key factors affecting the residents' satisfaction;research shows that three dimensions have significant positive impact on the overall satisfaction,the influence factors of public rental Shenyang residents satisfaction is the key to planning and construction,the living conditions in the planning and construction of public rental housing residents dimensions.For a small region of the traffic and the surrounding living facilities generally said "not satisfied",the public rental housing remote location,surrounding Life supporting facilities construction is not perfect,become the most important influence on the overall satisfaction of the significant variables.Finally,according to the three dimensions of government policy,planning and construction,the living conditions in the occupied factors affecting the weight,put forward reasonable countermeasures and suggestions,provide some empirical research theory for government construction and management of public rental.
