Study On The Impact Of Housing Lease Subsidy On Housing Consumption Of Low-income Families

The housing lease subsidy is one of the most important ones.It addresses the housing problems of urban residents and migrant workers,promotes the development of the housing leasing market,and promotes the objective requirements of urbanization.The research on the effect of the implementation of housing lease subsidies,especially the analysis of whether or not to use subsidies for housing consumption,can better solve the problems encountered in the current housing rental market,improve the housing conditions of residents,and increase the use of subsidy funds.Efficiency,to achieve the goal of inventory,to achieve the purpose of living.This article takes Taiyuan,a second-tier city in the middle part,as the representative,through a questionnaire survey and regression analysis method,and combines domestic and foreign literature research status and related theoretical basis to study the impact of housing leasing subsidies on housing consumption of low-income families.First of all,the subsidy policy and housing consumption status of Taiyuan City in Shanxi Province were collated and analyzed.Then,through questionnaire survey,low-income families in Taiyuan City were sampled for household survey.Before and after the analysis of housing subsidies,residents were analyzed according to the survey.The housing consumption expenditure situation,analysis of the amount of subsidies,the number of years of subsidies,the age of residents,living area,income levels and other aspects of the impact,and on this basis whether the subsidy for housing consumption of these influencing factors for regression analysis.Finally,on the quantitative analysis conclusions,it is proposed that the policy recommendations for the housing rental subsidy system should be improved.Through the analysis,the following conclusions can be drawn: First,after low-income families in Taiyuan City,after renting subsidies,housing consumer spending has increased,but the increase is not large,and many families use the subsidies for non-housing consumption.There is a capital spillover.Secondly,most of the variables have no significant effect on whether the housing lease subsidy is used for impact analysis of housing consumption,and the amount of subsidy and household population are significantly related to whether they are used for housing consumption and the amount of subsidy is more.The family tends to use subsidy funds for non-housing consumption,while households with a large family population tend touse the subsidy amount for housing consumption.Third,in granting leasing subsidies,the use of subsidies should be limited and the funds should be prevented from overflowing,thus failing to achieve the goal of improving living standards.Finally,due to the implementation of this policy,the phenomenon of subsidy funds being diverted for other purposes and the inefficient use of funds have made the allocation of housing resources unfair,which is detrimental to the sustainable development of the housing subsidy system.Therefore,the government needs to persist.Give priority to fairness,taking into account the principle of efficiency and multi-level and multi-subsidy,and improve the efficiency of housing subsidy in the aspects of rent collection and subsidy distribution,subsidy standards,subsidy scope,and housing guarantee information management system,prevent welfare traps,and promote the housing subsidy system.sustainable development.
