The real estate industry has been the "barometer" of our national economy,With the continuous advancement of China's modernization construction,the status of real estate industry in China's national economic system is grow with each passing day.The macrocontrol of the real estate industry is the most important part of the macro-control of China's national economy.For the healthy development of our national economy,it is of great theoretical and practical significance to deeply study the health operation mechanism of real estate industry.On November 10,2015,general secretary Xi put forward the concept of supply-side reform for the first time,president xi pointed out that the real estate market should be reformed from the supply side,and pointed out the future development direction of the real estate market.Chongqing,as a municipality directly under the central government,is also the political and economic core of the southwest region,and its social and economic development will affect the whole southwest region.The healthy development of Chongqing's commodity housing market will have a profound impact on the national real estate market and even china's macro economy.In the context of China's vigorous implementation of supply-side reform,this paper takes Chongqing commodity housing market as the research object.The main research content is the influence of supply-side structural reform on Chongqing commodity housing market.The research proceeds from three aspects: First of all,through the analysis of the current situation of Chongqing commodity housing market,it points out that there are problems in the commodity housing market in Chongqing.Secondly,analyzed the supply and demand structure,effective demand ratio and supply structure balance of Chongqing commodity house.Finally,build a game analysis model of the supply side of the commodity housing market,find out the optimal behavior strategy among government,real estate agents and financial institutions.According to the research of Chongqing commodity house,the method of supply-side reform is put forward from the perspective of supply side subject.The results shows that: after decades of development in the commodity housing market in Chongqing,the focus of development is mainly on the demand side stimulus,but the supply-side reform is ignored.So,it leads to the mismatch of supply and demand,and the commodity residential house supply side structural reform is necessary.By analyzing the supply and demand structure of the city's housing supply,we can see that there is a structural oversupply in the commodity housing market in Chongqing,which is caused by the misjudgment of the supply market and the failure of decision-making.Based on the theory of evolution,we have constructed a game model of the market supply side of the city of Chongqing.Through model analysis we can come to the conclusion that the optimal path of action between the bank and the government is obtained by the probability interval between local government and real estate developers,between real estate agents and real estate agents.From the three aspects of government,financial institutions,and real estate developers,we talked about the route to the supply side of the housing supply,put forward to the commodity housing market improvement suggestion from the perspective of supply side.
