In the process of industrialization in our country,with the increasing demand for land for industrialization,the contradiction between the supply and demand of land in China has gradually emerged.As one of the economically developed regions in China,the Pearl River Delta region is particularly inconsistent with the supply and demand of land.Although the contradiction between land supply and demand has hindered the development of the local economy to a certain extent,it has promoted the development of local rural industrialization.In addition,the continuous advancement of industrialization and urbanization has increased the demand for construction land,especially industrial land,in the region.Under the premise of limited urban industrial land,local governments have increased the supply of collective industrial land at the district and village levels to meet the demand for industrial land in the region.This article studies the characteristics of the collective industrial land market and the interaction of subjects in Nanhai District,one of the representative areas of rural urbanization in the Pearl River Delta Region.The collective industrial land market is characterized by collective economic organizations that attract land-based companies to raise funds and set up factories through short-term leases and cheap prices.On the one hand,they promote local economic development.On the other hand,collective economic organizations can share the value-added benefits of the land from the market.Based on the above market characteristics,this paper focuses on the analysis of the lease market players of collective industrial land,based on the perspective of self-benefit maximization,and the selection of transaction area in the process of market transactions.In this paper,the first step is to analyze the behavior choices of individual participants for the trading area;the second step is to analyze the supply of rural collective industrial land,between demand-side companies and local governments,and between collective economic organizations and local governments.Interactive behavior analysis;The third step analyzes the behavior analysis of demand-side companies,collective economic organizations,and local governments in the tripartite interaction in the collective industrial leasing market in order to analyze the optimal collective industrial leasing market transaction scale,which is for the collective industrial leasing market.Development lays a solid foundation.Based on the above research,this paper puts forward the following suggestions: First,local governments should consider the interests of collective economic organizations and peasant households in order to promote the industrialization of the region and promote economic growth through land transfer in order to achieve the maximization of multi-party interests;Second,when the collective economic organization fully considers the optimal transaction scale,it should also increase infrastructure investment and improve the property rights of collective industrial land in order to obtain greater returns.Third,companies choose the most based on their own life cycle.When the amount of excellent land resources is fully input,the company's future business lines will be fully planned so as to quickly end the growth period,allowing enterprises to embark on the path of rapid development as soon as possible.
