Collective construction land transfer has a long history in China,and has formed a certain scale.Along with the process of Urbanization and Industrialization continue to advance,the demand for land is increasing,the contradiction between supply and demand of land has become increasingly prominent,the "Invisible" circulation market ubiquitous,the phenomenon of farmers lost their land more and more frequently,resulting in the loss of true value of land and damage to the interests of peasant groups.Today,Dual Economic Structure of China 's urban and rural areas still exists,especially in the binary fragmentation of urban and rural land markets,resulting in the Collective construction land can not achieve the status what is the same price has the same authority and price with the State-owned construction land.So,there is an urgent need for reform and innovation of the land system to solve these problems.Rural Collective Management Construction Land into the market is imperative.State-owned construction land of China is limited,and the red line of arable land can not be broken,so it is necessary to open up a new channel into the market for Construction land,Rural Collective Management Construction Land into the market came into being.This is not only a very important practical significance,but also has a very important theoretical significance.This thesis decided to use the method which is qualitative analysis combined with quantitative analysis to research the economy of Rural Collective Management Construction Land into the market.Use the factor analysis model and multiple linear regression model proved that the institutional factors are the main driving force of into the market,from the perspective of quantitative analysis demonstrated the economy of market entry system.Institutional Change Theory in New Institutional Economics revealed that the new system is bound to replace the old system,Rural Collective Management Construction Land into the market is not only a vivid practice of Institutional Change Theory under the Socialism Market System with Chinese Characteristics,but also the inevitablerequirement of urban and rural development.So,Rural Collective Management Construction Land into the market is an induced institutional change,it has a very necessary necessity and superior economy.The necessity of land into the market can not only provide a new solution path for the sharp contradiction of land supply and demand,but also a strong driving force to the construction of urban and rural integration.The economy of land into the market not only reflected in the Cost-benefit Maximization based on Institutional Change Theory,but also reflected in the Efficiency and Fairness Maximization based on Pareto Improvement.The fundamental of Rural Collective Management Construction Land into the market is to build a mature,stable,long-term,operational market operation system.This thesis innovative puts forward a new trinity market system including the mechanism,path and policy of market.The market mechanism is the basis of the normal operation of the market,the market path provide the choice to how land enters the market,the market policy provide the indemnification of land into the market.Combined these three systems form a trinity market system,establish a unified urban and rural land market,boost the construction of new urbanization.
