After entering the 21 st century,many countries around the world have entered the era of aging and China is no exception.Since the start of China's family planning policy,the first batch of only children has entered the old age so far,which has led to the 4-2-1 family structure.The aging of the population has brought new problems to the social pension.This background is the source of the birth of the retirement real estate.In recent years,the retreat of real estate has caused many real estate companies to seek new economic growth points.The retirement real estate has become the focus of attention of all real estate developers.However,judging from the concept of consumption at the current stage in China,the business model of pension-based real estate is still in its infancy.In order to obtain a larger scale of development,further exploration is needed.Based on this,this article selects the real estate company of Hunan Province-NS Real Estate Corporation as the research object,and studies the strategy of the development of the retirement property.The main conclusions of this paper are as follows:First,according to China's current pension and real estate situation,it is advantageous to develop pension real estate.Second,because of the lack of clear development strategy management,NS real estate companies are in the initial stage because of the lack of clear development strategy.There are some problems in the development and operation of the project,such as market positioning,marketing development and management maladjustment.Third,the current political,legal,economic and other external environment is very favorable for NS real estate companies to develop old-age real estate,and NS real estate companies have their own advantages in industry experience,cost control and local awareness;although there are inadequate human resources in the company,and the shortage of the marketing system is not perfect,the old estate is real estate.Development is also facing certain threats,but on the whole,opportunities outweigh threats and advantages outweigh weaknesses.Fourth,according to the analysis of the internal and external environment of NS company,this paper thinks that the strategic choice of NS real estate company should take a growth strategy,that is to integrate the internal resources and ability of the company,give full play to its own experience and local reputation advantage,grasp the opportunities for the development of the old-age industry,seize the market vacancy,and timely.Green real estate,pension real estate development,based on the local market,expand the influence of enterprises,enhance brand awareness,and continue to become stronger and bigger.Fifth,the strategic ideas for the development of NS real estate companies are: to strengthen the strategic cooperation and enhance the market penetration ability;step by step,step by step to build the old-age industry platform;to unify the standard system,to implement fine management;to strengthen product innovation and to strengthen market segmentation.Sixth,in order to ensure the implementation of the above strategy,this article from the operation management,organizational structure,human resources,enterprise culture four aspects of the NS real estate company to implement the strategic implementation of the safeguard measures.
