| HW company is a first-tier enterprise in the domestic real estate development industry, but as the real estate macroeconomic regulation and control policy influence and domestic land prices continued to rise, industry competition intensifies, the traditional single residential development strategy can not meet the needs of the enterprise development, but also exposed many problems, such as excess supply of residential development, low-level redundant construction and structural contradiction, etc., the real estate enterprise profit space to be squeezed, constantly had to seek new profit growth point for sustainable development.The purpose of this paper is to expound the relevant theories of strategic management, with HW company pension real estate development as the research object theory into practice. We will analyze HW company’s current real estate development environment, analyzes the characteristics of pensionreal estate, find out the problems in the pension real estate development, combined with the opportunities and challenges facing the HW company, determine the HW company to implement the strategic goal of pension real estate. Based on "on the basis of family pension, community pension, institution pension as the core" of the pension real estate development system and the consumer demand as the core of guiding theory, the purpose is to solve the HW company pension that exist in the real estate development process, such as the lack of mature development mode for reference, profit model, fuzzy model and other issues, make the enterprise to improve development efficiency, emerging market as soon as possible, so as to improve the competitiveness of the enterprises. We propose solutions for the above problems according to the actual situation of HW company, including project positioning, development mode and brand strategy, analyzing the feasibility of the scheme, and put forward the safeguard measures of HW company pension real estate development. |
