Research On Target Cost Management Of A Project Of XL Real Estate Company

Real estate is an important pillar industry in China,which is closely related to economic growth and social development.In recent years,the space profit of the real estate industry has been shrinking,so the real estate development enterprises are facing unprecedented pressure as they seek their own development.So,in order to maximize the project economic efficiency,to ensure the sustainable robust enterprise own development,improve the overall market competitiveness of enterprises,increase the market share of enterprise,real estate development enterprises must be scientific and effective control of project target cost.Firstly,based on the perspective of learning theory,the research background and significance of target cost management to explain,in accordance with the historical evolution of law explains the study status of target cost management,and briefly introduced in this paper,we study the main research content and the research methods adopted in this paper.Secondly,the theory of cost management for real estate projects was introduced.It focuses on discussing the connotation,characteristics,measurement and specific implementation of target cost management,and briefly introduces dynamic cost management and responsibility cost management.Thirdly,it analyzes the current situation of project A's target cost management.A brief introduction to the project overview of the XL Real Estate Company A project,the overall project plan and the project node plan;the determination,composition and the basis of budget of the target cost of A project are described,the target cost and settlement cost of A project are contrasted and analyzed in detail.Finally,establish a new target cost management system of XL real estate company.The principle of building a target cost management system for XL Real Estate Co.,Ltd.was given;based on the analysis of the problem of target cost management for A project,a brand-new company target cost management system was established;and the safeguard measures for the target cost management of A project were proposed.
