Research On Risk Management Of Top View Project In Construction Stage

With the strong development of China's economy and the substantial increase in living standards,people's demand and requirements for housing are also increasing.After about 30 years of vigorous development,the real estate industry in China has gradually grown to scale and standardization.The real estate industry is undoubtedly the status of China's pillar industries.It not only has a significant role in promoting economic development,but also has a profound influence on the development of other industries because of its special position in economic development.As the Chinese government has successively introduced macro-control policies,competition in the real estate market has become increasingly fierce,and inevitably faced with more risk factors in the development process.Under this background,how to make real estate company management more standardized to meet the needs of the development of the times,how to use scientific management methods,project management of real estate projects has gradually become a new management model of the real estate industry.This paper first studies the current situation of China and international real estate risk management,combined the related theory and practice of risk management,based on the theoretical knowledge and scientific management methods of project risk management,considering the characteristics of the real estate industry and product,and to improve the risk management of Group A's project named Top View Project and improve it.In the time axis of the research,this paper focuses on the risk management research of Top View Project during the construction stage.At the same time,the risk management factor identification,risk analysis and risk response of Top View Project are carried out at this stage from three dimensions.The process of risk assessment,the analytic hierarchy process,fuzzy comprehensive evaluation method,profit and loss balance method,expert experience method and other scientific methods are used to study and analyze the Top View Project reasonably,and find the risk factors that the Top View Project may face or exist,in accordance with the actual construction and construction of the Top View Project.Development situation,respectively,for Top View Project in the project construction stage put forward risk response measures.Through the use of scientific project risk management method,it puts forward practical and pertinent analysis and research for the smooth development of Top View Project,and helps to reduce the risk loss that the Top View Project may face in the process of development.This paper has used scientific analysis methods to identify risks in the construction phase of the risk assessment of Top View Project.The risk assessment and ultimately proposed risk management response measures for reference have also provided valuable management measures for real estate companies in China.
