The Study Of Evaluation Of Urban Land Use Based On TOD Mode

With the rapid development of urbanization rate,our country's city land use emerged a series of problems,such as swelling of the land use scale,the overall efficiency is low,the different land use types structural imbalance,and so on.The root of these problems is that the overall planning and utilization management system of urban land is not perfect enough to achieve the effect of "using the land to its full use".In view of the current urban conditions,a practical and feasible urban planning concept is urgently needed for healthy urban development to guide urban traffic to move towards a virtuous and sustainable development.The application of TOD model has great practical significance.Based on the basic research on connotation and applicability of TOD mode were analyzed,and on this basis,in accordance with the rule of design principles to establish five layers,index layer using the frequency analysis method through the screening,to establish a perfect index system,using the fuzzy evaluation method to evaluate TOD mode of urban land use.By comparing a variety of evaluation methods and combining the connotation and the characteristics of TOD development model,using fuzzy analytic hierarchy process(AHP),from the residents' life quality,environment quality,public transportation systems,urban space layout,the five aspects of the social economic benefits of urban land use evaluation to make the evaluation.Finally,this paper takes Chengdu's main city nine districts as the empirical research object.Chengdu is located in Chinese's regional economy the most dynamic each urban agglomeration of central city,over the past few decades,the rapid development of cities and traffic conditions have been improved significantly,and the problems of urbanization and the negative effect also gradually revealed.The final evaluation result shows that: Chengdu TOD mode of land use in a medium with a slightly on the level,the evaluation results and the TOD development level of Chengdu is fit,but there are still some problems,according to the results of single factor evaluation,the whole urban space layout of Chengdu foundation is very good,including environmental quality and public transportation rating is low,the main reason is that private cars of rampant;The main problems affecting the development of TOD model in Chengdu are the degree of road congestion,the setting of sub-centers,the setting of bus routes and stations,and the setting of community public facilities and shopping malls.Chengdu TOD development should increase the interaction between land use and transportation system,optimization of the locations of the TOD mode design,combined with the priority to the development of policy TOD,improve the participation interest body and so on four aspects to make the corresponding improvement and work.
