The acceleration of Wuhan's urbanization process and the improvement of the supply and demand of urban residents to the real estate market have promoted the rapid development of the real estate industry in Wuhan,at the same time,it has also led to the rapid rise of housing prices.The overheated real estate investment has brought many social problems.Based on the spatial distribution characteristics of price in Wuhan city in the third ring,to explore the causes of housing prices in Wuhan city spatial distribution changes and future trends,trying to make a supplement for the research of China's housing space,in order to accurately grasp the price level of Wuhan housing market,formulate reasonable and effective policies for relevant functional departments,and provide theoretical guidance and realistic support for rational investment of real estate enterprises and residents' convenient choice of housing.Based on the related theories of city housing as a guide,select Wuhan city within the three rings of the urban area as the study area,according to the 340 residential district market price data from 2012 to 2017,analysis of housing price change trend and form of data distribution using Excel and SPSS19.0 software,using the spatial interpolation method to draw 2012-2013,2014-2015,2016-2017 three times the price of commercial housing in Wuhan city with contour map.According to the current situation of the housing price market in Wuhan,the general spatial distribution characteristics of Wuhan commodity house price are analyzed from the angle of space.The results show that Wuhan city housing prices showing a multi-center distribution pattern,the price distribution of commercial housing is decreasing as a whole.The spatial distribution of housing prices in different areas shows larger spatial differences.And there are obvious regional differences.Which are closely related to the geographical conditions such as the distance between business circles and lakes.Compared to 2012-2013,2014-2015 and 2016-2017 ordinary commercial housing price contour maps,combined with the spatial distribution map of the real estate price growth rates in the adjacent periods,we conclude that the spatial evolution of housing prices in Wuhan has the following characteristics:2012-2017 years,the overall housing prices in Wuhan are improving;the high value areas increased,the spatial differentiation is obvious,spatial hierarchical classification prices more clearly diversity;The radiation of the city business circle is enhanced and the house price center appears in the new business circle;Binjiang and Binhu are increasingly attractive to houses.Based on that,the reasons for the spatial distribution of commercial housing prices in Wuhan are analyzed from the perspective of business circles,traffic conditions,natural landscapes and urban planning.According to the study on the change law of spatial distribution of house prices and its influencing factors,as well as the construction of Wuhan rail transportation and infrastructure projects,combined with the "master plan of city of Wuhan(2010-2020)",to forecast the future trend of Wuhan housing prices spatial distribution,draw the following conclusions: Wuhan future prices will show a steady,short-term the long-term bullish trend,Baishazhou and Sixin area prices contour depressions will be lots of potential future price appreciation,in addition,the position of Hanyang near the river will become a new area of high price value in the future.Finally,puts forward relevant suggestions on how to promote the rational development of residential housing prices in Wuhan.
