In recent years,China's real estate market development,and its supporting industries,the property management industry also is able to gain a hot,in the construction of a harmonious society,the respect such as sustained economic steady development has made the prominent contribution.However,with the rapid development of the property management industry,its performance evaluation system has not developed with it,so the contradiction between them is more and more prominent.Some property management companies have to cut costs because they cannot improve their income because they only pay attention to the analysis of financial indicators and pay attention to profits.Cutting costs will not guarantee service quality.Owners do not get satisfactory services,the company in the collection of property time is unavoidable to encounter obstacles,resulting in a vicious cycle.Property management companies have been aware of this problem and actively explore to avoid entering this vicious circle.The establishment of a performance evaluation system based on balanced scorecard is one of its self-rescue measures.The performance evaluation system based on balanced scorecard is able to measure the company's performance comprehensively and accurately because it adopts a balanced approach of four dimensions.This paper explores the process of performance evaluation based on balanced scorecard,as well as the research status of experts and scholars,and applies the evaluation method of balanced scorecard to property management companies.The balanced scorecard is only a theory,which can be used in the real application of specific company analysis,according to its situation to select the appropriate indicators that meet the conditions.Although there are many ways to evaluate performance,how to choose the right one is the most noteworthy.After introducing the history,characteristics and current performance evaluation methods of the property management industry,this paper selects the indicators that can be applied to property management companies from the four dimensions of balanced scorecard.After selecting the appropriate indicators,it is applied to EM property management company.The analytic hierarchy process(ahp)is used to determine the weight of each index by referring to the previous performance evaluation system and its development strategy of EM property management company.This paper argues that based on the balanced scorecard performance evaluation system,can be more comprehensive performance evaluation of property management company,because this evaluation method not only pay attention to the short-term goal of the company,also care about the future strategy,the coordination of present and future.Balanced scorecardcan not only evaluate the performance,but also prompt the company leaders to constantly reflect,so as to improve their governance mode and enhance their thinking concept of industry competitiveness.
