Research On Bidding Risk Management Of Beijing Niulanshan Banbidian Residential Project

Bidding is the most important work in the early stage of construction project,and bidding is also the key work of project management,which plays a vital role in the whole process of construction project.In reality,many small and medium-sized real estate enterprises in the bidding work there are risks.The uncertainty and risk in bidding process will even affect the success or failure of the whole project.Therefore,it is necessary to study the risk management of bidding,to reduce the risk of bidding,to ensure the smooth implementation of bidding and to ensure the successful investment of the whole project.Taking Beijing Niulanshan Banbidian residence project as the research object,this paper systematically analyzes the risk of bidding in the implementation of the project.On the basis of analyzing the bidding management process and bidding management of Niulanshan Real Estate Development Company,this paper introduces four cases in the actual bidding process of Banbidian residential project.This paper analyzes the problems existing in the bidding process of the project,identifies the risk factors in the bidding process from the three aspects of the tenderer,the bidder,the government and the social environment,and applies the risk management theory to analyze and evaluate the existing risks.The risk model is constructed.Finally,the importance of each risk factor to the project is obtained by AHP,and the risk control strategy is put forward in view of the biggest risk factor of the project impact degree.In this study,the risk strategy is proposed,which can effectively avoid the occurrence of risk,and control the scope and extent of the impact of risk on the project,not only the hindsight control.In order to improve the quality of construction project,reduce the cost,ensure the smooth completion of the project to lay the foundation,but also for the future project bidding decision support.
