Over 30 years of real estate development,the housing sales market has been growing rapidly,while the housing rental market has lagged behind.Most of the developed countries take the housing sales market and the housing rental market as parallel,and there is a great difference between the housing sales market and the rental market in China.China's real estate market is in the initial stage of development,compared with the real estate market in developed countries seriously lagged behind[1].Housing is a hot topic for people's livelihood.In recent years,with the continuous rise of housing prices in many regions,housing has gradually become the bottleneck of the rigid demand group.Faced with this phenomenon,the report of the 19th National Congress pointed out that the establishment of multi-subject supply,multi-channel security,rental and sales simultaneously,so that everyone has a home,alleviate the current grim situation.In the past,the purchase and rent were taken simultaneously,and the order of purchase and rent changes now.With the first 12 cities to carry out renting lease experiments,China formally entered the era of hire purchase.Expanding the housing rental market is an effective way to alleviate the soaring housing prices,improve the housing demand,improve housing security,and build a harmonious society.The rental housing market is an important supplement to the housing market.With the continuous impact of the rental housing market,the resident's outlook on housing and lifestyle will change accordingly,and the housing rental market has officially opened.In this paper,firstly,the domestic and foreign literature on the housing rental market is reviewed,and the existing research is sorted out.Secondly,the existing problems in the domestic housing rental market are summarized.Then through the questionnaire survey combined with the actual situation of the Hefei housing rental market to evaluate and supplement the pre-selected factors,to determine a set of factors in line with the actual impact of the Hefei housing rental market evaluation index system.Finally,the principal component analysis method empirical and put forward suggestions and thinking,pointing out the imperfections and future research prospects.
