As we all know,in real estate enterprises,design,consulting,construction and other units of the selection are done through bidding.Bidding is an important activity in real estate enterprise management,and its effect directly affects the quality and progress of the project and the development of enterprise.Now the state frequently issued policies to strengthen macro-control to the real estate business,at this stage,real estate business is facing a severe test.How to survive in the industry,from within the enterprise to tap the potential to enhance the space,put forward practical solutions to reduce investment costs,improve project quality,real estate enterprise development has become an important magic weapon.How to survive in the industry,tap the potential from the enterprise,enhance space,put forward practical solutions to reduce investment costs,improve project quality,becomes the important way of sustained and healthy development of real estate enterprise.Through internship in the enterprise found that,BD real estate company in the construction process often appear low quality,long duration,the actual cost is higher than quote cost in the construction process.In order to solve the similar problems,this paper take the company bidding management process as the research object.From the domestic and international standardized bidding process,evaluation methods,pre-qualification and other research results,use the theoretical method of BPI to diagnose and analyze the existing bidding management process,Found its deficiencies in the organizational structure,pre-qualification,evaluation methods,planning process,etc.To change the status quo,improve the efficiency and quality of the tender,This paper on the basis of the original organizational structure increases the bidding management committee to supervise the bidding process;build "functions+processes" type organizational structure,in order to complete the tender team form,change the poor communication between the original organization,and the drawbacks of mutual shuffle;Secondly through the establishment of the contractor management system,focus on optimizing the pre-qualification stage,improved the narrow source of the contractor,the indicator is not authoritative in the pre-qualification process;put forward an ideal value method based on entropy weight,scientific calculation the index weight,improved the deficiencies about subjective and decision-makingdifficult,finally increase the planning adjustment process to prevent the actual progress of the construction schedule does not match the situation.In this paper,use the Delphi method,fishbone diagram,information entropy,ideal value,ECRSI and other methods to optimize the existing process analysis,regulated the original bidding management process.Provides a certain reference value for similar-sized real estate companies bidding.
