| The continuous development of the society has brought up the prosperity of the construction industry.It is becoming increasingly difficult for construction companies to compete for greater benefits in an increasingly fierce market.Benefit is the foundation of the development of an enterprise and an important cornerstone of the progress of the enterprise.The income of real estate development enterprises mainly depends on the sale of construction commodities,and the development cost directly determines the final income of the enterprise.In the development cost of real estate enterprise,the cost of building installation is the most important expenditure,and the cost control of construction and installation directly affects the profit of a real estate enterprise,and even affects the long-term development of an enterprise.So,look for a scientific partnership.Reasonable method to optimize the cost of building installation is particularly important.In this paper,the value engineering theory based on Analytic hierarchy process(AHP)is used to analyze the value of the construction and installation project,to find out the large proportion of the cost and to optimize the cost of these projects,so as to reduce the cost of the construction installation project.Strive for greater benefit for the enterprise.It is self-evident that the optimization and improvement of building installation cost plays an important role in the development and construction of enterprises,and the cost of building installation project accounts for more than 50% of the cost of enterprise development.Most real estate enterprises usually optimize the cost of building safety by reference index and past experience data of a certain period.But each construction product has its own uniqueness and uniqueness,and the consumer groups are also very different.Therefore,this "empirical" optimization method for construction costs is limited subjective and blind.In this paper,the principle of value engineering based on AHP is applied to the optimization of development cost of real estate enterprises.The value of construction products provides a scientific and practical way.This paper mainly uses the analytic hierarchy process(AHP)to evaluate the function of the building installation cost,and then scores the function of theconstruction product by the relevant technical,economic and design experts,and obtains the function coefficient.Then according to the completed project cost analysis,the unit engineering analysis to get the cost coefficient of the project.Finally,the value coefficient is obtained by using the theory of value engineering,and the cost of each project is optimized according to the value coefficient.To find out the effective cost control method,to provide the basis and feasible measures of cost optimization for the construction project in progress.Through the analysis,it is effective to improve the construction project cost by using the optimization measures found by the AHP-based value engineering theory,which is beneficial to the decision-maker to find out the improved method more effectively,and also makes the analysis result feasible. |
