Research On Cost Control Optimization Of Commercial Residential Buildings Project In Design Stage Based On Value Engineering Theory

Recently,the market of commercial residential buildings in China has been controlled by the government because of the structural imbalances which is due to the overheating investment. And the construction enterprise would face more pressure of competition in such a situation.Therefore,a key way to improve the competitiveness of enterprises and achieve the investment objectives successfully is to optimize the cost control of commercial residential buildings reasonably.The design stage of project is considered as the most controllable section in investment.If we can optimize the cost control in the project,the great economic benefit can be achieved.The value engineering(VE) is the common method in modern management.Two key features of the VE are to focus on the value of products and to combine technical and economic.And because of such characteristics,VE shows more obvious advantage than other methods in the cost control of projects.On the basis of summarizing the literature at home and abroad and the research results,the study take the cost control in design stage of the project as the research objects,and defines the functions of commercial residential buildings and analyzes the main problems and all sorts of irrational practices due to these problems in the design stage. According to the fundamental of VE, the study determine the objects of VE and build function-cost assess index system of the project. The study combine the entropy method principle and experts’ subjective weight to get the last function coefficients which is served for the follow-up analysis.And then take a real project as an example to demonstrate that using the research method which expound in the study is rationality and feasibility in order to give some advice to the optimization of the project design.
