In the past ten years,my country's construction industry has developed vigorously and achieved brilliant achievements.At the same time,it has exposed a series of problems such as high energy consumption,high pollution and high carbon emissions,which seriously violated the concept of sustainable development and green ecological development.The new crown epidemic broke out,and it took only ten days from the start of construction to the completion of the "Raytheon Mountain" and "Vulcan Mountain" hospitals,and the advantages of prefabricated buildings were further highlighted.With the introduction of the talent introduction policy and the "Village Revitalization" strategy,policies such as building talent apartments and creating characteristic towns provide opportunities for the development of prefabricated buildings in rural areas.However,the current response of my country's society to prefabricated building policies is not strong and active.Most real estate development companies still focus on traditional cast-in-place buildings.The subjective motivation of social investment is insufficient,which seriously restricts the development of prefabricated buildings.It is of great academic significance and application value to study the influencing factors of investment willingness of prefabricated buildings and the mechanism of key influencing factors.First of all,on the basis of reviewing the current status of domestic and international prefabricated building research and construction project investment research,the concept of prefabricated building is defined,the development process of prefabricated building in China is combed,and the integration of technology acceptance and use(UTAUT)is expounded The evolution of the world.Secondly,combined with the specific characteristics of prefabricated building products,on the basis of UTAUT model,the perceived risk variables are introduced,and the theoretical model of investment willingness of prefabricated buildings is constructed with performance expectations,pay expectations,social impact,convenience conditions and perceived risks as antecedent variables.Based on this,combined with existing research,an indicator system of influencing factors of investment willingness of prefabricated buildings was constructed to conduct in-depth research on investment willingness of real estate development enterprises.Thirdly,design the questionnaire and use two methods,online and offline,to distribute the questionnaire to some real estate enterprise investment department personnel and middle and high-level leaders of Jinan City,import the data into SPSS20.0 and AMOS20.0 software for analysis,and draw the following conclusions : First,real estate development companies' willingness to invest in prefabricated buildings is affected by many factors.Among them,paying expectations generally has a significant impact on investment willingness,perceived risk has a significant impact on investment behavior,and other impacts are very significant;The behavior has the highest degree of influence,and the investment willingness of prefabricated buildings is affected by both positive and negative influence factors;third,perceived risk as a negative influence factor can have a direct impact on investment behavior,and can also have an indirect influence on investment behavior through investment willingness.Impact;Fourth,the convenience conditions as a positive impact factor directly affect the actual investment behavior.Finally,it proposes countermeasures to government departments from the perspectives of improving policy systems and establishing demonstration projects;proposes countermeasures to real estate development companies from the perspective of development concepts,project development models and contracting models;From the perspective of layout,countermeasures and suggestions are proposed to increase the willingness of real estate development companies to invest in prefabricated buildings.
